Under Contract Within 15 Days: Townhouse at 320 N. Clinton in Fulton Station
Some properties continue to go under contract quickly like this 3-bedroom townhouse at 320 N. Clinton in Fulton Station in the Fulton River District.
These townhomes were built in 1998.
Unit #H was listed only 15 days ago.
Are townhouses that hot?
Or was it the “right” price?
Becky Meiselman at Prudential Preferred Properties has the listing. See the pictures here (or here – if that link goes inactive.)
Unit #H: 3 bedrooms, 2 baths, den, 1-car garage
- Sold in September 1998 for $326,000
- Sold in July 2001 for $455,000
- Sold in March 2005 for $500,000
- Currently listed for $559,900
- Under contract
- Assessments of $125 a month
- Taxes of $6302
- One bedroom on the lower level: 17×10
- Bedroom #2 on the third level: 14×13
- Bedroom #3 on the third level: 15×11
Pleasant enough, and I’d strongly prefer it to comparably priced (and sized) condos in 3-6 unit buildings. Altho I don’t love the location, despite it’s convenience to the loop.
Is the 3d bedroom on the “main floor” really a bedroom? It’s next to the garage, has the outdoor access and is two floors removed from teh other two. This would seem to me to live like a two BR with two dens or a den + an office.

Hottie.
Total Hottie
50k appreciation from 2001 to 2005 = ok…
50k appreciation from 2005 to 2009 = wtf?
I’m not looking at percentages bc at some point it starts to become exponential and ridiculous. The contract price can’t be drastically lower than the ask…so it’s definitely more than the 2005 price. This area really went up? Why?
“This area really went up? Why?”
This is why

Personally I think this unit is ugly. The outdoor space is nice, though. Not knowing what it went under contract for I would’ve never guessed north of 500k and probably closer to 2001 price. And I would’ve been wrong.
Goes to show there are people out there with money still and they are willing to pay a premium to live in a place they really love. Sure the supply/demand imbalance is way off but its people like this buyer that offer a glimmer of hope to these stuck sellers that they could be one of the lucky ones to come out ahead.
Oh and let me add that you guys are terrible.
This area is extremely quiet at night, I’ve got a friend who lives a block away at 300 N Fulton.
assessments make the place reasonable, she is hot, and could have help the price by 40K.
What ever happened to leaving the agent out of this?
The assessments seem reasonable but don’t compare them to the typical condo. For a townhouse they typically only cover landscape, exterior maintenance and trash pickup. Heat, Air, Gas, Cable, Internet, Etc. are all extras.
I have a friend that lives here, the area isn’t great and you hear the metra trains dinging day and night.
Valasko, not all condos provide those services and still charge a good amount of money.
The infamous baby crib. It is usually just the 2/2 ‘s where people move when they have a baby. That said, up and down stairs in a townhosue with a baby might be tough. Great proximity to the loop and East Bank
My only point is don’t equate condo assessments with townhouse assessments.
“It is usually just the 2/2 ’s where people move when they have a baby.”
This would live like a 2/2 for a family, no matter how you slice it. Call the 3d a maid’s room or a mini-in-law, it still isn’t a useful family bedroom.
I think what happened is that they met the seller’s agent and simply melted in her hands. GORGEOUS.
Can we PLEASE keep it on topic (and not about the agent)?
Thanks.
sabrina, the nega-toids have to change the subject when something positive happens…
one possible explanation to the surprisingly high price (v 2005 sale) is that the new buyer may be a corp. relocation…..with the corporation reimbursing any negative equity in the event this home loses value in a future sale due to another relocation.
I wouldn’t exactly call this a 3 bedroom.
The 3rd bedroom is on the ground floor and does not have a door. It is more like a nice family room with a closet/bathroom.
There is no master bath. The 2 bedrooms on the 3rd floor share a hall bathroom
Oh, no powder room/bath on main level (kitchen,LR, Dining Room), is a bit annoying. You have to send guests up or down.

David, I know when I by a home, I make sure it is all about where my guests are going to take a slash when they are over for dinner.
Over half a mil to stare at my neighbor’s windows? No thanks.
I like this place and think it’s a good price. It’s a extremely close to the loop without being a condo. I prefer a home to have its own entrance and garage – No having to talk to neighbors in the hallsways or in the lobby… No forced fake pleasantries with a doorman… the list goes on and on… I live in a townhouse, near downtown and find it much more comfortable than a condo where I am forced to be pleasant to neighbors in an elevator. Having to be friendly to coworkers in the elevators is bad enough.. I don’t want to do that at home too.
Jeez, I hope I’m never neighbors with Jenny, wouldn’t want her to “force” a “pleasantry” 😛
I’m curious about the sound insulation in the place.
And Congratulations to the seller!
Jenny, you sound like a right barrel of laughs.
I just get tired of socializing. That’s why a townhouse works for me. I know my immediate neighbors, but I don’t have to say “hi” in hallways or have elevator conversations with random people I don’t know.
“No having to talk to neighbors in the hallsways or in the lobby… No forced fake pleasantries with a doorman…”
Sounds like Jenny is an east coast transplant?
I grew up on the far north side in a house. It’s taken me a long time to get used to living so close to other people.
“No having to talk to neighbors in the hallsways or in the lobby… No forced fake pleasantries with a doorman…”
Funny, I actually dislike townhomes for this reason.
I’m with Jenny on this. I just want to be left alone.
HD, Maybe because bears don’t prefer herds and flocks?
Except, that is, for a meal.
Ha!
