  1. Pleasant enough, and I’d strongly prefer it to comparably priced (and sized) condos in 3-6 unit buildings. Altho I don’t love the location, despite it’s convenience to the loop.

    Is the 3d bedroom on the “main floor” really a bedroom? It’s next to the garage, has the outdoor access and is two floors removed from teh other two. This would seem to me to live like a two BR with two dens or a den + an office.

  4. 50k appreciation from 2001 to 2005 = ok…

    50k appreciation from 2005 to 2009 = wtf?

    I’m not looking at percentages bc at some point it starts to become exponential and ridiculous. The contract price can’t be drastically lower than the ask…so it’s definitely more than the 2005 price. This area really went up? Why?

  6. Personally I think this unit is ugly. The outdoor space is nice, though. Not knowing what it went under contract for I would’ve never guessed north of 500k and probably closer to 2001 price. And I would’ve been wrong.

    Goes to show there are people out there with money still and they are willing to pay a premium to live in a place they really love. Sure the supply/demand imbalance is way off but its people like this buyer that offer a glimmer of hope to these stuck sellers that they could be one of the lucky ones to come out ahead.

  11. The assessments seem reasonable but don’t compare them to the typical condo. For a townhouse they typically only cover landscape, exterior maintenance and trash pickup. Heat, Air, Gas, Cable, Internet, Etc. are all extras.

    I have a friend that lives here, the area isn’t great and you hear the metra trains dinging day and night.

  13. The infamous baby crib. It is usually just the 2/2 ‘s where people move when they have a baby. That said, up and down stairs in a townhosue with a baby might be tough. Great proximity to the loop and East Bank

    This would live like a 2/2 for a family, no matter how you slice it. Call the 3d a maid’s room or a mini-in-law, it still isn’t a useful family bedroom.

  19. one possible explanation to the surprisingly high price (v 2005 sale) is that the new buyer may be a corp. relocation…..with the corporation reimbursing any negative equity in the event this home loses value in a future sale due to another relocation.

  20. I wouldn’t exactly call this a 3 bedroom.

    The 3rd bedroom is on the ground floor and does not have a door. It is more like a nice family room with a closet/bathroom.

    There is no master bath. The 2 bedrooms on the 3rd floor share a hall bathroom

  24. I like this place and think it’s a good price. It’s a extremely close to the loop without being a condo. I prefer a home to have its own entrance and garage – No having to talk to neighbors in the hallsways or in the lobby… No forced fake pleasantries with a doorman… the list goes on and on… I live in a townhouse, near downtown and find it much more comfortable than a condo where I am forced to be pleasant to neighbors in an elevator. Having to be friendly to coworkers in the elevators is bad enough.. I don’t want to do that at home too.

  28. I just get tired of socializing. That’s why a townhouse works for me. I know my immediate neighbors, but I don’t have to say “hi” in hallways or have elevator conversations with random people I don’t know.
