  1. No central air, but it looks like there’s commercal style blowers, or is that for heat only… you could install a w/d which is nice, the assessments aren’t crazy either… I’d say this is a pretty solid deal for a small/mid sized 2/2 with a lake view in ELP.

    I’ve seen much much worse on this site and I do think with about 20k if you did a lot of work yourself you could really make this place nice.

  2. I second Sonies’ comments. Provided that a wood laminate could be installed in the living areas, this place seems promising (assuming it closes around $285k).

    How much is a “deeded” space in the building?

  3. assessments are low because the heating and cooling is electric which is probably not included in the fee.

    How do you figure 20k ‘to make this place nice’?
    Interesting that we don’t see a pic of the bathroom.I think much of your 20k would go into rehabbing that.

    right around the corner, lower taxes (bit higher HOA though), both have rooftop pool and doorman, but i think it has better views. might be a little smaller. same a/c and parking.

  9. Many people you have to put granite, stainless steel, and marble in the place to make it look nice.

    This is definitely not true, and probably would look somewhat out of place in a condo like this.

    $20k may be tough to hit, but it’s in a reasonable ballpark.

  10. You can’t put lipstick on a pig. No amount of money could make this unit or building look nice.

    Another case of a dated building that used to be apartments converted to condos during the boom. Beware.

  14. You definitely wouldn’t want to spend a lot to fix up this unit. I actually agree with Bob. No matter how nice you make the unit, it still is an apartment grade building with zero architectural value/curb appeal. You also will probably never really get a great return on the upgrades because so many of your neighbors/competition will probably not have upgraded units.

  15. Very low assessments! I rent 1/1 in the similar era building and assessments for our apartment are 30% more + you have to pay separate fee for garage. And no pool too! But heat is included. I would go with a fine tooth comb over all HOA papers to make sure no special assessments are coming.

  16. Many would like this building for the proximity to the lake, Clark Street nightlife and rooftop pool/ sundeck you could invite the ladies over to… I’ve shown these ugly buildings in this pocket of Lincoln Park in the summer and there is a bit of a scene on the pretty awesome roof decks.

    But seriously, it’s comfortable living and affordable for my average clients’ incomes. Not for me, but this price is not bad.
