1-Bedroom in Lakeshore East With Over the Top Finishes for $425,000: 400 E. Randolph

This 1-bedroom in 400 E. Randolph in Lakeshore East came on the market in January 2026.

Built in 1963, 400 E. Randolph was designed by Hirshfield, Pawlan, Reinheimer and has 944 units and attached leased parking.

It has a lot of unique resort-style amenities including a basketball court, squash and tennis courts, 2 saunas with one being Turkish and one being Scandinavian, an exercise room, a library, a clubhouse and a glass roof indoor dome pool.

Additionally, it has door staff.

The listing says this one-bedroom is the “largest 1 bedroom floor plan in the building.”

It has east facing views, including from a 12-foot balcony off the living room.

This unit sold in 1979 and in 2024. It was then listed in 2026 as being “fully rehabbed” with “over the top” luxury finishes.

Are those white with black veining marble floors throughout including on the bathroom walls? Or porcelain tiles of some kind?

It has an open designer kitchen with waterfall quarter countertops, a statement island with seating for 2, custom white and gray cabinetry, stainless steel appliances, including oven hood, and a built-in beverage center.

There is space for a living room and a dining room.

It has 3 built-in walk-in-closets and recessed lighting.

This unit has some of the features that buyers look for including central air and leased parking is available. There’s no washer/dryer in the unit but there is coin laundry in the building.

This building is steps from Maggie Daley Park and Millennium Park. It’s near the Mariano’s and the shops and restaurants on Michigan Avenue including the Rainbow Cone, Stan’s Donuts and the Nutella restaurant. It’s also near several bus routes.

Listed in January 2026 for $439,000, it has been reduced $14,000 to $425,000.

It went under contract on March 30 but was re-listed on March 31 at the same price.

This strikes me only as a pied a terre, but only of you are guaranteed a leased spot. Hard to see a full time resident in a “luxery” building having to go to the basement with a roll of quarters.

  2. Not many laundry machines don’t take quarters anymore. They use digital cards at many of them. I don’t know about this particular building though.

But someone is living here full time, right? It’s a massive building. I wonder if they have allowed w/d in some of the bigger units? Anyone know?

It’s the only thing that would deter me. Otherwise, the location is great and the views, at least south, are amazing.

  3. Sorry for the times when there are no posts. It’s just really difficult this year. There is little inventory. Things are selling quickly, in every neighborhood.

I have some ideas for this week though. Check back throughout the week.
