  13. WHAT “Rush St Night Life”? I thought all of that had gone the way of the streetcar tracks.

    What an ugly, dumb building. I’m surprised the neighbors didn’t complain when it was built. Notice the bathroom sink cabinet pushed up against the tub.

    But at least the kitchen range is a “slide in”, that has a “built in” look to it. That’s unusual for most developers.

    Doode the indian set have taken to many night clubs the past 10 years. I used to frequent a latin club, 720’s and noticed each month more and more would show up. same with funky Buddha lounge. The indian patrons are a awesome addition to the scene as the have A LOT OF FUN, are freindly, dont cause much trouble and spend cash. (i.e. no drinking at home before going out to save $$$)

    I made a decision to change my business model in early 2009 to work with standard buyers and sellers rather than developers. I spent 8 years selling high volume developments, and I did it well.

    I know what schadenfreude means because I majored in English in College. I got a 36 on the English ACT. I am 6’1 and weigh 190 lbs. I am married with a 20 month old daughter. My favorite color is blue. I have NFL hands but Jr. Varsity speed. Any other questions?

  48. I watched this place when it was being built. I wanted it bad then. There is not much that goes up (brand new) in the Gold Coast area. It seemed to be like a smaller building kinda of like small buildings in say….Old Town Square.

    Most everything else that goes up in the Gold Coast is a rehab, vs. a complete restart.

    That being said, after the building was contracted I wasn’t as impressed with the building from an exterior and interior look.

    I forget the name of the build and yes the price ranges are different, but there is a building at Dearborn and Oak? A semi midrise highrise that is white. Much nicer luxury building and what I would buy.

  50. I’ve used Garrison on several occassions for various real estate needs. I frankly don’t care about what his title is. The fact of the matter is that everytime I’ve employed him, he’s produced. What’s developed is a nice friendship and one of mutual benefit (I’m in his deals and he’s in mine). If you know anything about Matt then you know that he’s great company to keep. Let me tell you something, if you’re #1 out of 132,000 agents in the country (in ANY year), you’re not lucky — YOU’RE GOOD. Period.     I’m curious, too. I see no closings for Matt in the MLS so far this year. I see 1 contract for a $212K listing this year and that is all.

    Was that a “fiscal” year? I see that the $20M for 2009 is approx what he did in the calendar year in the mls, so that doesn’t answer the riddle. Matt?

    I see now, that must have been $9M in deals for FormerResident so far this month. He is obviously a playa, baby!!!

    Presently about 2.5 million pending in MLS (1 is mixed use, if you check dont run only residential)
    Presently a 5 million mixed use building in River North sold off MLS (I am sure you will question this, happy to tell you address when it closes in 2 weeks)
    Presently 2 other deals that will be pending by next week 1.5 million

    I am not a math major, but I believe that’s 9 million dollars.

    He is one of them.

    Being in the real estate business right now is a very difficult proposition. Emotions are high (on both sides of the fence.) Many people are losing their life savings when they sell due to falling prices. You think it’s easy telling someone who paid $500,000 and put $50,000 down 5 years ago that, hey, they’ll be lucky to get $400,000 now and they might want to consider a short sale?

    It’s not.

    It’s about more than just buying or selling a piece of property these days.

    Among the Chicago Realtors I’ve known or met over the years are a former Bears quarterback, a Bears lineman, an All-American linebacker, a Rose Bowl-winning Michigan quarterback, etc. It’s a fairly common career path for ex-athletes.

    I also know quite a few other Realtors who, it s’ clear from their bearing, were once serious athletes. Most of the ones who were very good are very, very modest about it. I worked fairly closely with the Michigan QB for several years before ever learning about his accomplishments – and then only because I pried.

    First of all, through both reputation and demonstrable results, MGG is a apparently a very good and capable agent and I have no reason to believe otherwise. My previous posts conveyed an opinion, in a colorful way, about how some of his posts came across (i.e., if only that had used *me* to sell this distressed property, i personally closed “xxx” deals, perhaps i shoved you in a closet, etc). The ensuing witty repartee and back and forth notwithstanding, I suspect that he is successful on a relative basis in terms and may very well lead his cohort. I certainly appreciate the pro’s and con’s of so-called “celebrity” agent groups that do business under a well established name, but I actually think MGG does hustle on his own deals. While fun was poked at the CNBC appearances, I am sure that helps enhance the brand, so I cannot really draw fault (though my opinion is too much stock is put in it).

    Second of all, Sabrina rightly pointed out that agents have a job to do in both good and bad markets, and that a good agent is probably more important in this market. I have no doubt MGG is doing his clients a good service by promoting his properties as much as possible in a professional way.

    I do think the agents who post here in general are helpful to the discussion. Often times they are doing their clients a service by pointing out aspects of listings that might not otherwise be obvious. While I doubt many of the active posters are really looking (some are), I am sure the audience is much larger than that so they are in fact doing their clients a service. MGG is no different. Sorry to MGG if any offense was taken.

  97. I’m looking, actively, I keep my eyes open for deals, but I haven’t seen anything in my price range in the neighborhoods where I want to live. I’m actively watching the prices drop to a point where it makes sense for me to buy, to which many retort that I’ve already missed the bottom. To that I reply: I’m watching pretty carefully and I haven’t seen a bottom yet.

    Simply “watching the prices drop” isn’t going to mean you’ll see where prices are. Closings, as you know well, frequently lag contracts by 60 to 90 days. By the time prices are reported in the MLS and you’re able to discern a pattern the bottom may have long since passed. More to the point, for any particular home, the bottom for some years becomes the price it sells at. If it was the home you wanted and it’s sold, you missed the bottom.

    If you’re just “actively watching” and not out there submitting contract offers, you can’t possibly know whether the home you want in the neighborhood you want is available at your price.

  102. Honestly what is wrong with you people? Being a real estate agent is just a job. As tydious as any repetitive daily job like (lawyer, accountant, trader, ect). And like any other job the people that are really good at it make a lot of money.

    Who do you think makes more money – A top accountant, doctor, lawyer, or real estate broker? If you are going to be in the top 1% in all these fields, which professional will make you the most. It is about the money right?

    Take HD for example. He clearly is an attorney which is a very reputable job but clearly is not a very good at what he does. The only reason I say this is because he lives in a studio and spends countless hours (during working hours) posting on a real estate blog. I know a lot of successful people but I certainly do not know many that spend their valuable time posting on a industry blog that does that even relate to their industry 🙂

    G falls into this category as well. The guy sure does post a lot for someone who claims he is not in the industry? G must not be very effective at his job as well.

    And who knows about JMM??? I think he may be unemployed so I don’t blame him for posting somuch!

    Well, how many of the top 1% of RE Brokers (based on gross earnings) are Residential rather than Commercial? Honest question.

    Granted it is easier to hit the big time of residential real estate than class-action lawyering, but I’ve yet to hear of a residential broker making $100mm in a year, or buying a major league team.

    Has anyone physically taken a look at this place, and would they comment?

    Please I don’t want to hear from Real Brokers trying to blow smoke where the sun don’t shine. I’m a buyer interested in the details of this property and opinions. I’m not interested on your past accomplishments and defending each other against buyers who feel this market is over priced.
