Logan Square 3-Bedroom Listed for $86K Under the 2007 Purchase Price: 2710 N. Kedzie

This 3-bedroom unit at 2710 N. Kedzie in Logan Square was part of the apartments to condo conversion frenzy in 2007.

It has hardwood floors throughout and crown molding.

The listing calls the kitchen a “chef’s kitchen” with cherry cabinets, granite counter tops and stainless steel appliances.

The unit was recently reduced and is now $105,000 lower than the original list price.

It is also $86,000 under the 2007 purchase price. A lis pendens foreclosure was filed in November 2009.

The unit has central air and in-unit washer/dryer. There is no deeded parking but rental is just $65 a month.

It is located a short stroll from the Logan Square blue line stop.

  2. Yeah, that could be a pretty good deal unless the building sucks. I sold a very small 1 bedroom just a few blocks away for 185. This looks like a short sale so…

  4. what a terrible kitchen layout. shouldn’t the dishwasher be located next to the sink. perhaps not many other options in such a small space.

  6. Who would pay $1700 a month to live in Logan Square? I thought the whole point of living there was that rent was supposed to be cheap.

  8. Not worth $1700. For $1700 in Logan Square, you should get more square footage, a parking space, and outdoor space. I’d say it’s closer to $1400.

  9. I paid $1200/month for a large apartment-grade 1ba/2bd a bit farther from the L stop. This was 1 year ago though, so I bet it rents for a bit cheaper now.

  10. Danny,
    Sorry to disapoint you but people do choose to rent/buy/live/shop in Logan Square despite it not being cheepanymore. I rent out the 2/1 below my unit for $1400 and the finishes aren’t as nice or new plus 1 less bed and bath. I never have a shortage of renters, not even for my garden 1/1.

    Just as an FYI, about have of the prospective tenants that I show my units to are choosing to move from Wicker/Bucktown/Ukrainian. About a quarter moving within Logan, and a quarter misc. I suggest you take a ride west on logan, go around the circle, and head south down kedzie, and even check out some side streets. You’ll see some of the most amazing and unique hisotical homes in the city.

    The rental parking here is the City lot across the street. The blue line proximity is a huge bonus for downtown commuters. Its under ground at this point so no EL noise.

  11. My big concern are all the diaganol cracks in the brick. You can see them in Pic 1- Not a good sign. If this building was converted in 2007, I assume tuckpointing was done then. So either it was a really bad tuckpointing job or there are possible foundation issues.

  12. Oh, sorry…I missed that it was a two bath. I guess it’s just me but I still think I’d rather be in Andersonville or Edgewater for a similar amount of money or just a tad more. I feel like I read a lot more about pretty unpleasant crimes occurring in and near Logan Square, and most of the parts I’ve explored were covered in litter and were uninspiring. (Granted, the boulevard is lovely.) I’m not totally counting it out though. I’d love for someone to talk me into it because it does seem like a place where I could actually buy a small fixer upper SFH for a reasonable price. All the SFHs near the red line are way too big for me.

  13. I am always harsh on Logan Square, but i missed the memo where a 2/1 is 1400 a month in rent?

    I guess its me but i wouldnt give 1400 to rent in LS even with its new found hipness. (ok i will be honest i would do 1600 if i am ON logan Blvd)

  14. A co-worker in my office rents a 3/1 in Logan right off the California el for $950 a month. not nearly as nice of finishes obviously.

    Another co-worker rents a very large 1/1 right off the boulevard for $850 IIRC.

    In theory this might rent for $1,700 because its nice finishes but I’ll tell you that the crowd that moves to Logan isn’t looking to pay $1,700 a month for a 3/2 so it will discounted based upon that fact alone. This will command only a little more money than a 2/1 or 2/2. Move this unit to LP or LV and $1,700 bucks a month is a no brainer.

  18. a big difference for me between Logan Square and Edgewater/Andersonville is it’s just a hell of a lot less congested & convenient in terms of access to the expressway, yet still has a good CTA rail line. I lived in east Rogers Park in the mid 90s, and it just took forever to go anywhere, do anything that wasn’t a block away.

    LSD is an EPIC fail compared to 90/94… YMMV, of course.

  19. skeptic, I agree about RP, it was a huge PITA to get anywhere. I lived there for 5 years during the 90’s. It’s where I lived when I first moved into the City. It’s a solid hour door to door on the red line to get anywhere, taking the train to wicker park or bucktown was nearly an hour and a half; buses were congested and irregular, the highway was nowhere to be found. It’s no surprise why the area is the way it is. It’s inaccessible.

    I lived in Logan Square for 8 years and East Rogers Park for 2 years. I really liked living in Logan Square, and easily made friends in the neighborhood. Rogers Park was nice for the beach, but there was always more neighborhood sketch and people you really want to avoid.

    This particular unit is right on Kedzie adjacent to the where the buses turn around at the Logan Square blue line. Traffic and noise are definitely an issue. However, one of my favorite restaurants in all Chicago (El Cid Tacos) is located right there.

    I lived on the boulevard portion of Kedzie, just south of the circle, and that little patch of grass and trees definitely helped filter out the noise and pollution.

    Did anyone else notice the irregular shape (almost triangular) of the living room. That would drive me nuts craining my head to look at the TV or out the window.

This place is trading at a discount because: a.) the location is inferior – kedzie is a loud, noisy and dirty street; b.) you can hear the buses turning into the terminal across the street all day and night; and, c.) the floor plan stinks. This should have been a 2/2 with a larger common area.

    If the unit was on one of the side streets or a long the blvd (either logan or south on kedzie), it would command a much higher price (+15%).

  24. I rent what are probably the nicest apartments Logan for 1,700. 7 years ago they were 2,000. But my theory is keep them rented. Just rented 2 in one month. I have run of the mill 2BR’s for 1,250.
    By the way, my tenants bought the house in Ravenswood Manor showed on CC last week. They said it was not as nice as their apartment, but they were on to their 2nd kid. (Love to show you the picture)

    DBA: you have tenants in Logan Square who suddenly decided they could buy a $600,000+ house? Interesting. Where’d they come up with the downpayment on that?
