A Lincoln Park 3-Bedroom Brick and Timber Loft with a Rooftop Deck for $799,000: 2222 N. Racine

This 3-bedroom brick and timber loft at 2222 N. Racine in Lincoln Park came on the market in March 2026.

But if it looks familiar that’s because we chattered about it in 2019 and 2020. In August 2020, it had been reduced. Some of your comments:

KK said: “Still has too many stairs. Still overpriced. Still on the market.”

The Cat said: “For crying out loud someone please sand and refinish your deck.”

See our 2020 chatter here.

If you recall, 2222 N. Racine was constructed in 1911 and consists of 16 multi-level lofts and an attached parking garage. Not all of the units have parking.

These units tend to live more like townhouses than condos as they have their own private entrances.

This loft has timber ceilings and exposed brick with a 2-story ceiling in the living room.

The first floor has the living room, dining room, kitchen and a powder room which also has a stackable washer/dryer in it.

The listing says the kitchen has been recently “updated” with custom cabinetry. It has wood cabinets, stainless steel appliances, a teal tile backsplash and a small island, with no seating. It’s open to the dining and living rooms.

The second bedroom is on the third floor and is en suite.

The third bedroom is on the second floor and has a window and the listing says it offers flexibility as a home office, nursery or guest room.

The primary suite is on its own floor, on the fourth floor, with a large custom closet and an en suite bathroom with a clawfoot tub, separate shower and private water closet.

On the fourth floor is also a private rooftop deck “oasis” with new composite decking and pergola.

This loft has the features buyers look for including central air, washer/dryer in the unit and one car garage parking.

It is near the shops and restaurants on Webster and Clybourn. There are buses nearby on Fullerton and Armitage.

Listed at $799,000, that is $187,000 above the 2021 sales price of $612,000.

It took nearly 2 years to sell last time but with so few properties on the market in 2026, will this sell quickly?

Kevin Hinton and Emily Phair at Keller Williams ONEChicago have the listing. See the pictures and floor plan here.

  2. I love this complex because these do feel like townhouses. They each have funky layouts, which I appreciate as well.

No one can complain about the rooftop deck in 2026 as that was replaced.

They will get their price. There’s nothing else like it on the market.

The funky lay out would be charming if it were a priced as a starter home, not a nearly million dollar family / mid life DINK home.
