  3. My friends just bought a new construction near Taylor St. Superb construction, 2 bed 2 1/2 baths, deck, deeded parking, roof deck, side by side w/d and much easier access to the Loop for around this price. With this in mind, I smirk at the price of this condo here.

    It also looks like the largest bedroom is in the front, and the exposed brick looks somewhat out of place.

    There is a naive buyer for this place out there somewhere.

  4. i may be biased but i would 100% take my 350k and get the previous posted place in Jeff park.

    Its funny back in 1994 or 93 this area was scary, even for me. i had a buddy who lived on damen about five houses of chicago. we would go play pool at a dive pool hall on chicago ave a few block from here. (wonder if that place is still there).

    the area has changed since then but a even this nice 2/1 is shocking at 350k.

    Dude, I knew so many white kids who lived in the ashland/damen/division/chicago square in 94/95–mostly of the pre-yuppie persuasion–and never heard of any of them having any trouble beyond stolen bikes and maybe smashed car windows. They were–quite obviously–being kinda stoopid, but I don’t think they were merely lucky.

  7. Price seemed high to me as well. . .

    . . . Then I looked at the ’03 closing price.

    . . . Then I noticed unit #2 in this building sold in may for $264k, with a relatively ugly (but not awful) kitchen and bath, and no parking. That unit sold for $282 in ’04 (!!!!).

    So now I’m inclined to think this place might be priced within 10% of a sale price (although the ’03 sale price still looks high to me).

    And, groove, I spent a lotta time in this hood around that time as well, and the pool hall is long gone, nabe has changed immesurably. There was a gang shooting on Wood / Augusta last summer, but I don’t think anything since. And I’ve seen nothing but affluent yups and hipsters moving into the area for the past few years.

  8. Anon, sorry, totally disagree with that assessment of this hood in teh 90s.

    There were frequent shootings in this area even into the late ’90s. Hell, there was a gang shooting at Wood and August just last summer (though that’s gotten extremely rare and I would not expect it at all at this point).

    I’m not talking out my a%% here– At my place place of residence in ’96, in neighborhood you mention, we had a dude get shot on the front steps of our building (what a freakin mess, btw).

    Don’t get me wrong, not trying to sound alarmist, but I wouldn’t misunderestimate the improvement in this hood the past 15 years or so.

    Like I said, they were being stoopid (ie, I recognize it was a sketchy hood), but I knew literally dozens of 22-25ish yo college grad entry-level professional workers (and/or grad students, with a few hipster types mixed in) who living in the hood and had no personal experience with trouble in 94-95. Hearing gunshots doesn’t count as personal experience w/ trouble in my book, but witnessing–even in aftermath–does. Yes, they were mostly north of Augusta, but I knew one apartment full of women (don’t remember if it was 2 or 3 or 4) who lived on Chicago west of Wood (I think).

    I live out here and I’ve met some of the guys that grew up here. Lived here their whole life. They were pretty tough kids.

  11. Though the deck, W/D, and parking help, WAY too many 2/2’s in the area to compete with for this one-bathroom place. Still can definitely sell above 03 price, though. 315 or so will definitely get it done.

    before wifey was prego i started to return hang out tin the hood, i would frequent Sonotheque (i thinks its called something else now) it 100% a different place than back in the day.

    that pool hall needed to close, it always gave me that “sticky” feeling

    So, just the actual intersection? Or is merely SW of Augusta/Wood close enough? No doubt it is *dramatically* better than 15+ years ago, but my experience (as a non-resident, like you) was that it wasn’t *that* much worse than, say, SW Wicker Park.

    DECLUTTER DECLUTTER DECLUTTER if you want your shoebox unit to get serious consideration from the very few qualified buyers out there.
    ATTENTION RE AGENTS FROM ALL AGENCIES:
    FLOORPLANS FLOORPLANS FLOORPLANS (and pro pics) if you want to make that much needed commission.

    To this seller in particular. Remove some of the oversized furniture, put those 10000 DVD/CDs away and PLEASE, get rid of what remains of the fireplace. A funky wooden mantle does not a fireplace make.
    Oh, and DECLUTTER.

    I will say a 3 block radius from the Intersection. and i can kind of say i was a partial resident as my best bud lived there i a spent a good portion of my time (i say 30% time) hang out by his place and staying over.
