1-Bedroom “Urban Chalet” is Back on the Market: 2011 N. Kenmore in Lincoln Park
This 1-bedroom duplex up at 2011 N. Kenmore in Lincoln Park came on the market in May 2022.
Built in 1893, this coach house is part of a 5-unit condominium association that includes the vintage building that fronts on Armitage.
This unit has no parking but there is a garage next to the coach house which is for the front part of the association.
This coach house is freestanding and the listing calls it an “urban chalet.”
It has wood ceilings and exposed brick walls.
The main floor includes the living and dining rooms, along with the kitchen, a half bath, washer/dryer and an office niche.
The kitchen has white cabinets, stone counter tops (a prior listing said was black limestone) and stainless steel appliances.
The unit comes with a working potbelly stove and an 84″ screen using the Optoma projector/home theater with Sonos sound system.
It has built-in bookcases and the listing says a “brand new” red oak staircase.
The bedroom is on the second level which has skylights, even in the full bath.
The listing says it has “newer” (within past 3 years) A/C, furnace and updated HVAC.
The unit has a Nest thermostat, smoke alarm and doorbell.
It has the features buyers look for including central air and washer/dryer in the unit. But it doesn’t have parking.
The unit also has outdoor space but it’s unclear how you access it from the pictures.
This unit is near the shops and restaurants on Armitage as well as the Brown line stop.
If it looks familiar that’s because we chattered about it numerous times in the 2010 to 2012 time period. One of those old listings said it “feels like Aspen.”
Many of today’s regulars chimed in when it finally sold in 2012.
Jenny: While this place has a lot of faults, I would still choose it over a similarly priced/sized condo. Not having to share a hallway is valuable.

Dan #2: Feels like Aspen? I’ll go along with that. And it looks like a place I’d love to rent for a one-week ski vacation (assuming it’s actually in Aspen, and is ski-in, ski-out). But to live in permanently? In an alley behind Armitage? Not for me.
anonny: Oh, yes, Aspen. I guess it is on the western slope of LP.
The 2012 buyer bought for $260,000 and sold in 2017 for $315,000 so buying in 2012 didn’t turn out too poorly even though many of the Chatterati were dubious. Over the years we chattered about it, many thought it should have sold under $200,000.

The door in Pic 3 is the one that goes to the deck. The main floor of the unit is the 2d floor of the building–pic two is the foyer, with stairs up.

There is also a garage *in* the coach house, accessed from the alley. Apparently 2 cars.
I love this property. It’s so unique. And as Jenny said 10 years ago, there IS something to be said for having privacy of no shared walls with any neighbors.
They’ve configured the space well to carve out niches, like the one for the desk on the main level. This is small space living at its best.

The top floor unit just sold last month, and I would categorize it is “very nice”, and perhaps even “me likey”:

The only major bummer is that the newer windows hide the arches from the inside. And the roof deck could use a meaningful refresh.
I still like this place over a similarly sized condo. The staircase is really nice and with 2 floors there’s a good delineation of space.
I don’t really like the “chalet” aesthetic. If I am spending around $400K for a one bedroom private entry, I am would go for https://www.zillow.com/homedetails/1537-N-Sandburg-Ter-Chicago-IL-60610/3855006_zpid/. Parking, outdoor space and much brighter. It would even be a nice summer home less than 2 miles from my existing condo.

Everyone got out with some $$$$ but it was obviously more of a trick than treat.then again it might have been a really fun place to live in your youth. I’d bet that those rooms bring back some great memories for several people who once lived there!

Thanks for the link to the Sandburg Village artist studio Lauren. I’ve cribbed on these in the past but I didn’t see this one come on the market. I’m a big fan of these because I love those outdoor patios. But they’re really difficult to live in with that wall of skylights.
I see this one has a wall up for the bedroom to allow for some privacy and to block all that sunlight. Only leaves you with a small window, though. But does create a sitting/office area there which is needed in this era of work from home. I wonder how hot it gets in there with those skylights though?
Do you think that’s the original kitchen? Last sale was in 1997.

The Sandburg Village artist studio that is linked to here in the comments is already under contract. I wonder if there was a bidding war? They don’t come on the market that often and people do love the huge private terrace.
