  1. That column off the back stairwell is pretty questionable, no anchor bolts and just sitting on a sidewalk with a 1/2 assed attempt a grouting.

“ Why compromise when you can have it all!” – LMAO

“ This building is across from the Addison Brown Line stop (yes, that’s the El running next to the building)”

This unit is literally ON the Brownline. Added bonus of buss traffic every 15 minutes, but you’re near TJ’s so it’s a wash

Seller is delusional but gets points for toughness, sticking it out for 6 years

  2. ” buss traffic ”

There’s a kissing bandit on the loose? I’ll have to check NextDoor!

That’s the dirtiest air return vent I’ve seen in a home that’s not a hoarder situation.

The ‘patina’ on the front bays is green paint on aluminum.

Convenient to have the stairs from the parking right outside. Sucks to have the stairs from the parking right outside–at least the door is in the spare bedroom!

    PP+CPI = $365k

Probably working off this one (Jun-21, $419) as a comp: https://www.redfin.com/IL/Chicago/1807-W-Addison-St-60613/unit-2E/home/12700619

but the relative proximity of the El, imo, offsets any inflation gain, even before considering the hommuchamonth factor. If *anything* aside from the refrigerator and the wall tile in the 2d bath had been updated, maybe somewhat more, but:

    $399k.

  4. Nice enough place, but I think the constant sounds of the trains slowing down and speeding up and “Doors Closing”, mixed in with the traffic noise and the “route 152 ADDISON to LAKE SHORE” would slowly eat away at my soul.

Really? I seem to recall these bays being bright copper when this was first built.

The rendering certainly showed bright copper.

I distinctly recall expecting it to look really nice, and then being severely disappointed.

But maybe I’m in an alternate reality–next time I’m over there, I’ll scratch it, or pour some vinegar on it, and see if I get copper.
