13 Months Later and Another $100K Reduction On This 3-Bedroom: 1030 N. State in the Gold Coast

We last chattered about this 3-bedroom at 1030 N. State in the heart of the Gold Coast in March 2011.

See our prior chatter here.

You may recall that this unit has been created from 3 combined units.

Last year, some of you liked the rehab that was done and some of you thought it looked dated.

The pictures with the current listing might sway you a bit.

The unit has a lot of upgrades including hardwood floors with inlay, solid cherry doors and marble floors.

At 2500 square feet, it has 2 balconies and lake and city views.

The kitchen has cherry cabinets and granite counter tops.

The building was built in the early 1970s and has about 624 units.

There is no deeded parking – it is leased in the building.

The unit has been reduced $104,500 to $895,000 since March of last year.

Is this getting closer to a realistic selling price?

Annie Alexander at Jameson Sotheby’s now has the listing. See the new and improved pictures here.

  5. I’ve never been a big fan of this location, but I’m impressed with what the owners of this unit and of 45G have done. My wife and I looked at a couple of condos in this building in 1997, and the units seemed very dated. I’m surprised to see how nice people can make them look. If you want to spend a lot on a Gold Coast condo, you could do a lot worse, though I’d rather be on Lake Shore. I agree that this one makes 45G look way too expensive, but I like that unit better (and it’s got a better view, which means a lot to me).

  6. “I’ve never been a big fan of this location”

How could someone not be a fan of this location? It’s dead center Gold Coast, and 30 or 40 floors up, it should be relatively quiet also.

  7. I’m pretty sure that 45G was the one featured on a HGTV show. I recall the back story being a downtown lawyer, his cancer survivor wife, and their young kid creating a dream home. It was just as Groove had mentioned in the last thread. Pretty cool space but the cost of living here is around $2852 per month if you include 2 garage spaces and that is before the mortgage. Holy crap!

  9. Well, I’m just not a big Gold Coast fan, I suppose. And this location is too close to Rush Street and all the bars and frat students. If I were to choose the Gold Coast, I’d want to be on Lake Shore much closer to North Avenue.
