We last chattered about this 2400 square foot loft at 411 S. Sangamon in the West Loop in October 2008.

Since then, the unit was withdrawn from the market in December 2008 only to return 14 months later in February 2010.

It has also been reduced by $119,100 since we first started chattering about it in 2008.

The unit has high ceilings, a wall of windows and the open living concept.

The kitchen has stainless steel appliances and granite counter tops.

It also has a unique terrace off the dining room with an outdoor kitchen.

Is this a deal at this price for the square footage?

  2. I remember looking at a unit in this building a while back. The killer is that parking is on an outdoor lot across the street from the building.

  4. That kitchen looks like it belongs in a 1 bedroom highrise apartment not a 2400 sqft loft, and that terrace is awful, no views = suck IMO.

  5. I wonder how that “Screw you guys! I’m taking my listing and going home!” Eric Cartman strategy will work out for them.

    Had they not been greedy they could’ve probably got 500 or 525k in August 2008. But now even thats a stretch with the crazy assessments and taxes.

    It is spacious, but it also has a $1k monthly nut before the mortgage. If the assessments including heating and/or elec this might be a deal though.

  6. I agree with Sonies. I live in a 860 sq ft 1 BD and have the exact same kitchenette. Other than that I think it’s a really cool space. Much better than the expensive cookie cutters in that area that cost more and have less space.

  7. I really like the place. But it seriously fails on location. Not only are you on the expressway, but you are on the first floor. Wonder which direction the windows in this unit face? (listing doesn’t have that info)

    Redfin claims the assessments do *not* include heat/cooling, but do include water and cable.

    Hard to be sure, but the seemingly unobstructed vista (2d pic) would *have* to be south. and the outdoor space seems to be most likely tucked in the SE corner behind the building on Peoria.

    I love the big living area, could do without the little kitchen, really like the terrace, hate the location, price would be ok if it was in a better spot.

  11. there was a second reason that factories were built next to major routes and train tracks, the first being Access to said routes/transportation, the second is its NOT AN ACCEPTABLE PLACE FOR MAMMALS TO LIVE!!!

  12. it would be nice but for those windows that somehow disappear up into the ceiling somewhere. that detail should have executed better. high 300K’s is my guess – high first floor in that hood is a problem.

  16. Rush is not in my HMO network. Now if I lived in those townhomes underneath the Ryan and right next to the railroad tracks, and in the plume of the Fisk coal-fired generating plant (Union row or something like that), I would be close to Mercy Hospital which is in my HMO.

  20. Living by the expressway likely means that the unit windows are closed at all times. I’d suspect that puts you at no greater health risk than say living under a runway flight path. “Whats with all that blue snow in the backyard daddy?”

    Cool unit will sell close to ask in a few months.
