  1. I’m surprised that West Town is holding up as well as it is. I recently looked at market conditions there for 2-3 bedroom condos:

    Although inventory rose during the peak season it’s currently no higher than it was a year ago. And there’s still a bit of new construction in the area.

  2. A small, quaint and charming home. Unfortunately, the price isn’t the same. This one still has a way to go down.

  3. $3000 is very high rent for a small unit in gang-banger territory. Neighborhood is spotty. Some gentrification, but it hasn’t settled neighborhood as a “2nd Lincoln Park/DePaul”. I’m even surprised by the 2003 price.

  4. abc — Have you been over there lately? East of Western (where this house is located) is pretty well gentrified at this point. West of Western is another story, but I wouldn’t call this house’s neighborhood “gang-banger territory”. It may not be Lincoln Park, but neither is it Humboldt Park.

  5. Hell, I know people–who are otherwise LP demographically–who lived within a block or two of this place 10 years ago. It was sort of block by block then, but not like Logan Square even.

  7. I’ve seen a few cottages like this on the market. If 650k is too much for a rehabbed cottage in this area, what do you think the right price is???

    Michael: I seriously doubt it, since this property is a half-block west of Damen. Wicker Park/Ukrainian Village — and a mile away from Humboldt Park.

    I put the blame on landlord/real estate agents who seem intent on expanding/subtracting/renaming neighborhoods for marketing purposes. I once had a coworker proudly tell me (with a straight face) that she lived in “Lincoln Park North.”

    She lived near Marine Drive and Argyle.
