These homes in need of jumbo sized mortgages are all over old irving park, mayfair, west walker, irving park….yet the are not selling. No one is buying. There have been so few sales in the jumbo range. Crazy stuff.

There have many sales in the jumbo range. I was in market recently, until we got our dream home under contract.

I went on this house tour a few years ago. Cool inside, but, very victorian, which isn’t my style, but I love the outside.
That big brick monstrosity to the left of this house was bought:

and is now a short sale for $999,000. Last I heard from the rumor mill was that the owners packed up their shit and moved to Colorado.
It’s nice to see a place that has retained its essential character through the updating process–unlike, say, the Jefferson Park bungalow or Fulton Market penthouse loft from a few days ago.
That’s a kind’a messy neighborhood. It looks good driving through but walking around I see lots of trash on the streets, sidewalks and parkways.

I just wonder how much updating is needed….3.5 baths, bedrooms, and I think a kitchen too. Also would be nice to have a two car garage. It starts adding up…
Do you think that in a listing like this, leaving out photos of the beds and baths that need updating is hurting the listing more than including them would?
I think the price and the location hurt the listing. Very few jumbo mortgage homes in old irivng have sold since the recession. So many are for sale. Some are turning into short sales. there are not enough qualified buyers for all the jumbo mortgage homes. Expect deals in the future. Moreover, many jumbo home purchasers choose to live in the green zone not out this far west. Norwood park is the same way. The circle has so many million dollar homes and none have sold in years….

I don’t think there is much of a comparison. The Old Irving property is over twice the size, lower $/psf, larger lot, more detailed interior woodwork, vastly superior curb appeal… it goes on and on.
The only real argument I can imagine going the other way would be location and eventual sales price.
The London house, even though described by the realtor as victorian, is technically a ‘foursquare’

HD: Random thought – Fwiw I note 3 recently closed Highland Park sfh’s at $1.15 mil+ each took 5+ years market time (& numerous price cuts). In Highland Park @ $1mil+ price point there are 2 closings/ month vs 70 homes/market
southbound: highland park is the odd man out when it comes to the northshore. there arent enough millionaires to buy all the million dollar homes in highland park; because most of those homes are not million dollar homes.
