  2. I sort of like the fortress feel of it (which is a plus given its proximity to Division). But it’s really just a (big) 2 bed with a family room. $650k if they have time and $625k if they want it to close quickly.

  3. Considering the end unit sold last April for $685k this one is a bit off the mark. If they want it sold I would list at $649k and accept anything above $600k.

  6. I think it looks relatively nice–for what it is. Very nice updates, and I think the outside is relatively innocuous, but I don’t find it hideous.

    I did get a chuckle out of the picture of the “huge Professionally landscaped patio/garden” described in the listing. All that the picture shows are some nice pavers spanning the entire area between the two brick walls & with a table & chairs (oh–there’s also a trace of some vines on the wall). What did the professionals do?

  7. This backs up to the old Pontiac dealership on Wells. They have broken ground on a 14 story building at that site. Two years of construction followed by an eternity in shadows… and this place faces north. Kiss all the sun exposure goodbye!

    This is a nice neighborhood and the new storefronts on the east side of the street between Division and Goethe will help link the south end of Wells to the North Avenue. Rumor has it the group behind Chicago Cut Steakhouse is looking into a Seafood Restaurant in the new building.

    That being said, I think the townhomes on Scott have a better floorplan and present better value in this neighborhood. Quiet Cul de sac street, private roofdecks and better sun exposure.

  10. Thanks! I pass by these all the time and wonder what’s inside. Pleasantly surprised. I covet those cloud couches from Modernica a bit. I really like the skylight and the staircases. Pretty cool. Way out of my price range, but a pretty fun property. I didn’t know how the round window would look from the inside. And, I think it looks pretty nice, actually. A good bit of nice, quirky stuff.

    There is indeed a lot of construction on Wells right now. Especially with the lot mentioned above. The matching properties on LaSalle also have a location issue. But, in terms of architecture this is my style and speed. Cool!

    If I bought this place, I’d install plexiglass on the other side of that round window and fill it with water. Next, I’d dump a load of goldfish in there.

    I like it pretty well, too, but not for the price. And I do wonder about 18′ qualifying as “extra wide”, and the claimed 2400 sf.

    Anyone with a sense for what this part of the ‘hood was like in 1980 (or 1991, for that matter) would understand the fortress like construction. The Oscar Meyer plant and Tower Olds were the dominate features of the block.

  16. @Red G., if it was other way around you should be suspicious about whether independent people are posting here. Given the taste/age/income/background/… differences among the posters, it is only logical that not all like the same properties. There are very few amazing properties out there that everyone likes and even on those some would differ. Think about looks, most of us would disagree on whether someone is really great looking or not unless they are models/actresses and even on those we tend to disagree.
