2-Bedroom Duplex Up Loft Reduces $50K to $499,900: 1137 N. Wood in the East Village

This 2-bedroom duplex up loft at 1137 N. Wood in the East Village neighborhood of West Town came on the market in July 2022.

Converted into lofts in 2000, 1137 N. Wood has 16 units and attached garage parking. The building has an elevator and bike room.

This is an end-unit with soaring ceilings and exposed ductwork on the first level. The listing says it is “like living in an art gallery” and the space can be used as you desire.

The first level has the living/dining room and kitchen along with a half bath and a west facing industrial window.

The kitchen has been “recently rehabbed” with two-color cabinetry which looks like black (or dark blue?) cabinets on the bottom and white on the top, along with a designer white tile backsplash, stainless steel appliances, and granite counter tops.

There are hardwood floors throughout both levels.

Both bedrooms are on the second floor and are fully enclosed.

The primary suite has north and west windows, 14 foot ceilings, a walk-in-closet, and en suite bath with double bowl vanity, separate tub and shower.

The large private deck is accessed from the second floor and runs the length of the unit.

This loft has all the features that buyers look for including central air, washer/dryer in the unit and attached garage parking.

This building is steps away from all the shops and restaurants of Division Street as well as Wicker Park and Ukrainian Village.

Originally listed in July 2022 for $549,900, it has been reduced $50,000 to $499,900.

Is this loft a good townhouse alternative?

Nicholas Apostal at Keller Williams ONEChicago has the listing. See the pictures here.

  1. Bang-on ’01 price in real dollars:

    Nov-01 + CPI = $495k.

I like the windows (prob not nice today/tomorrow) and the ceiling height, but it’s dull like a bad art gallery.

Everything right around here reminds me of the disappointing trade at this place:

  2. Anyone have a handle on the layout? What’s happening with the exposed ductwork? Are there windows behind it (that are seen on the deck pictures)?

  5. “a handle on the layout? ”

    Not sure, but:

Appears that the living space window (#7) faces Wood.

We *know* the bedroom with the deck access is a corner, and it appears to face north to the building on Division (#13).

The second bed (19) looks to be the windows next to the access bedroom (21).

That would make the hallway (12) the space behind the living space wall, and under the duct.

That’s all very weird, imo, but I don’t see how else it fit’s together.
