I still can’t find when this building was built, but 460 W. Deming was “gut renovated” in 2007 into 6 condos and has a newly renovated lobby.

There is gated deeded parking behind the building.

This unit is a top floor unit and the listing says it is “newly renovated.”

It has hardwood floors throughout, custom shades and skylights.

The living room has built-in shelving and east facing French doors with a fireplace.

The kitchen is “newly renovated” and has custom white cabinets, an island with breakfast bar seating, stainless steel appliances, wine fridge, quartz countertops and a quartz backsplash.

The primary bedroom has custom closets and a new spa bath with a dual vanity and walk-in-shower. It also has an en suite sunroom which the listing says would make an ideal office.

The second bathroom was also renovated and has Portuguese decorative tiles and a whirlpool tub.

The unit has outdoor space and the listing says it’s the “largest deck in the building.”

It has the features buyers look for including central air, washer/dryer in the unit and one deeded parking space in the lot.

The listing says the building allows one dog per residence.

This building is near the shops and restaurants of East Lincoln Park as well as Lincoln Park and the lake front.

Listed at $749,000, is this a townhouse alternative?

    Would a TH alternate have 3 BR? This would work for empty nesters

    Not a huge fan of the location, but its a nice enough place for the right buyer. Without cutting the price its going to be on the market for a while

    We’ve had a couple 2 br THs lately on the CC. Key is that they also have a 2d living space. No, the dining room (while nice!) doesn’t count as that here. This is a very nice 1 + office/rare-guest room.

    Yes–for youngish empty nesters that aren’t worried about a tall 2 1/2 flights of stairs!

    Jenny Ames is consistently one of the worst at grossly exaggerating SF Claims. She should be disbarred or the realator equivalent

  5. More lame whining about the square footage.

    Realtors go off of what was provided by the developers. And that sticks around for decades.

    Looking at another unit we chattered about last year in the building, that one was also 1570 square feet.

  6. I get that this block is on an angle, but are the LR windows/French doors really east-facing? Southeast, sure. Nice place though.

  7. Yeah, it’s just a number. So’s the price.

    I bid $480 psf, subject to a certified measurement of interior square footage.

    Which would probably be $100k off the current ask.

  8. a 2br unit with outdoor parking is not a TH alternative, despite a decent sized deck… this is a just a nice 2br unit that is way overpriced.

  9. Nice looking unit in a great location. I like the outdoor space, the dining area, and the parking. But this is expensive for 2 small bedrooms. Looks like it would be a bit cramped. Not sure who’d be buying a unit like this. Maybe a well-to-do couple with one small child or planning to have one and then move to burbs? Not big enough for a family, that’s for sure.

    I think this has to come down a bit, especially in this rate environment.

  10. And if the choice were this vs. one of those ugly 70’s or 80’s straight up and down TH units we’ve seen here recently, it would be this in a second for me. But still to pricey.

  11. Great location, good building, nice reno. However, three quarters of a million dollars for a small-ish 2 bed? I think this will have to come down a bit.

    Speaking as someone at the empty nest stage of life AND as someone who spent the last 25ish years living in 3-flat and 6-flat apartments/condos – empty nesters are NOT looking for 3rd floor walkups! That last flight of stairs gets a little bit more annoying every year…

    Can’t decide whether I love or hate the trend of pendants on both sides of the bed. Pro: frees up space on the nightstand for electronics/books/etc. Con: can never re-arrange the furniture in the bedroom.

  12. Also, I would probably flip the living room and dining room. What is currently the living room has space for a table/sideboard plus a couple of comfortable reading chairs.

  13. Good comments, Madeline. As a fellow empty nester, I agree. The flights of stairs get old. We’ll look for a high rise condo. And I object to the ad calling this a “penthouse,” but that genie won’t go back in the bottle, unfortunately.
