If it looks familiar, that’s because we chattered about it last October after it had already been on the market for 9 months.

The pictures with the listing, at that time, showed it empty. In the comments, several of you commented that furniture would help get an idea of room sizes and layout.

The unit has returned to the market with furniture.

If you recall, this property is a middle unit in the building which has 6 units.

It has some vintage features including high ceilings, hardwood floors, crown molding and a wood burning fireplace.

There’s an office with track lighting.

The master bedroom has an en suite master bathroom.

The kitchen has white cabinets, new granite counter tops and stainless steel appliances.

The unit has the features that buyers look for including central air and side-by-side washer/dryer in the unit along with an exterior outdoor parking space (now included in the pictures).

The listing says it’s just a half a block to DePaul’s campus.

Originally listed in February 2018 for $595,900, it had been reduced $21,000 to $574,900 before it was pulled from the market in January 2019.

6 months later it has re-listed 4% higher than its last listing price, at $599,000.

    The only way I would consider a rental grade 2-bed is if A) it were priced at least $100K lower and B) if there is a flat out ban on rentals of any kind (Air BNB and longer term leases) in the building. This is too close to DePaul – – you will end up with students partying as neighbors. De Paul undergrad must be easy based on the behavior of the renters in the garden unit next to my house.

  3. This is basically a $2500/month rental, right? That’s asking basically $4k per month.

    I would 10/10 rent a nicer apartment before tying myself to this place, at this price.

    December 2001 for $369,000 + CPI = $535k; I’d argue the ’01 price was a little high, but that’s in no small part bc there was far less desirable inventory available in general.

  5. These pictures are embarrassingly bad and I’d have the realtor fired immediately for them. Also, while it is now staged, it looks like their 2 college furniture is in there now. They were better off not having it staged if that’s how cheaply they were going to do it. Finally, this place is overpriced by 50k-100k with the quality of finishes inside. This place is nothing more than a rental income producing property or a place you would buy as an investment if your kids were attending DePaul.

  6. The backwards toilet paper installations in pics 17 and 21 make me really sad, but the vacuum in pic 11 gives me great joy.

  9. Sometimes you need a good laugh. What a POS. That dump isn’t worth more than 379,000. Love the cheap folding doors, and every piece of furniture looks like it’s about to collapse.
