We chattered about this 2-bedroom duplex up unit at 1713 W. North Avenue several times over the last 2 years.

Originally listed in June 2008, it had been on and off the market since then but it finally sold in June 2010.
The property sold for $20,500 under the 2004 purchase price.
The unit was not a cookie cutter condo.
There were hardwood floors throughout and the master bedroom had my favorites, skylights.
The kitchen was newer, with 42 inch cabinets, stainless steel appliances and granite counter tops.
It had all the other bells and whistles, including central air, an in-unit washer/dryer and deeded parking.

Good morning, Sabrina. There’s an excellent mid-century Humrich house for sale in Riverwoods for $469,000 for a 2-acre wooded lot – 460 Portwine Road. I think this is a great deal for someone looking for an architectural “name” quality house in a great school district with a “perpetually on vacation” setting. Getting to downtown is a serious commute, but Riverwoods has a certain charm and character unmatched by other suburbs with many Keck and Humrich houses (as well as bad McMansions).
Architect, that is another awesome find (though nothing will ever live up to that Rebori house for me). This makes sense for somone with kids. And I agree that Riverwoods is a terrific alternative suburb.
The portwine house is awesome, I grew up only a few miles away from there. Too bad it’s a hellish commute downtown. and the taxes. those hurt too.
I don’t understand why it was sold for $430k in Dec and then now it’s on the market for $464k. that seems like a lot of risk to flip for such a little amount.
Great house, Architect. Crap that’s a long way away. Maybe it could be a country house.

It’s almost the same distance to downtown as the HP house. The difference is it’s 3 miles to the Deerfield station rather than 3 blocks to Ravinia. Train time is about the same–about 50 minutes on a non-express. So I’m a bit unclear on the objection.

I’d speculate (w/o checking) either Relo company, job loss, or tragedy. All of which make sense, and the $34k is a really good approximation of total closing costs, including 6% for realtors.
ps on the “why flip?”–doesn’t all the furniture look like rentals?
It’s a long way to drive downtown being in between 294 and 53. YOu can hope on the 294 extension which narrows to one lane when it merges with 94. At least with the HP property you’re closer to 41 and drive on that as it turns into 94 and cruise straight to the city. a lot people in these areas work hours like 5:30 to 2:30 or 3:00 and to avoid being on the highway at rush hour times. It’s probably a 50 minute drive without traffic and then probably nearly doubles during rush hour. The rest of them work at office parks in the suburbs or at hospitals and business in the area.

Sure, but from here you have the choice of 294->90 or 294->94->90 depending on the traffic that day. The HP house is all of 4.5 miles closer to the center of the loop than the Riverwoods one. So, an extra 10-15 minutes each way to have the effect of living in the woods–were I to move to the burbs, it would be hard to not accept that trade-off.
And it’s a helluva lot better location than HP if you fly for work much.

Well, I have the commute in mind in part, and I’d have pretty much the same reaction to HP anyway. I’m not thrilled about even the commute from nortcenter.

as we’ve discussed, it’s all about committing to driving. 90+% of the time it’s ~30 minutes door to door, usually including stopping for coffee.
I would not recommend the SB 294 to 90E, that’s a pain in the butt that puts you into the toll lanes (not the ipass lanes). Getting through that probably takes 20 minutes in and of it self in the morning, i know it takes that long in the afternoon and evenings coming in bound. FWIW the outbound Edens in the morning is a breeze, I occasionally go to court in Skokie and i’m there in like 20 minutes from montrose.
Yeah, I grew up sort of near the riverwoods area (just a few miles west on lake-cook) and some people worked downtown but not many people these days move to riverwoods and work downtown. it was a total pain in the butt to get downtown in the morning other than the metra. Now that there are more places to commute from in the city riverwoods is way less appealing, although I really like the idea of a 2.0 acre lot nestled in a wooded area near the des plaines river. I really like that idea but the isolation is completely opposite to the city living where it’s all congested all the time.

There are thousands of people in the chicagoland area living in houses that cost well over a million dollars. Wouldn’t it be great to buy this Riverwoods house and a 500k condo in the city? That might be the best of both worlds!!!
The Riverwoods area is not pretty during rush hour, especially in the afternoon. The commute 294 to 94 is very fast early in the morning. Coming home the commute is also fast, as long as it is early enough.
