    This is a bit over 1300sf

    There’s something going on with the brickwork at the entrance. Guessing the column settled and there appears to be a lot of water infiltration and the drainage system is compromised

    Outdoor area looks nice, but looks pretty photoshopped and curious whats on the other side of the patio causing the notch

    Seems pricy for a SLoop depressing shit box

    Chicago prices have gone up. Imagine that.

    Still a 3 bedroom with parking in a lovely area. These patios are nice if you have a small dog. Can just open the door and let them out. Also very private.

    Lots of trees and not much traffic in this area so it feels pretty secluded.

  3. Also, it’s pretty surprising to see a primary suite in a townhouse built in this era. It’s a nice feature to have 2 full bathrooms on the second floor and a half bath on the main floor.

    From prior comments on this development in older chatters, apparently the 3-bedrooms are the largest and most desirable units.

    Clark Street is ~5′ from the patio, and 5 lanes wide through there.

    This prior sale, just a bit to the east, would get more of that seclusion:

    It is super quiet along Plymouth, other than pedestrians (w. and w.o kids or dogs) and cyclists passing through the bollards behind Dearborn Station and under Roosevelt.

    The complex JohnnyU. It’s a nice, lovely secluded area. Doesn’t even feel like it’s in the city. With dead end streets that few are driving down. Lots of mature trees given when it was built. And Dearborn Park which is very nice. I’ve always liked this complex even though it’s older.

    Yes, it is. And Park Terrace too. All the streets there are quiet. The whole complex is quiet and lush with little access to cars and no through streets. Also have Dearborn Park which is lovely.

    Yes, Clark Street is on the back side which is why they have built walls there. I would not want to own one of the units facing Clark. Like every building/complex, there are likely preferred locations.

    The featured unit is one of the units facing Clark.

    Pic 20 makes AMLI 900 look like it’s across an alley, not a 5 lane street.

    Right. That’s what I said. I said the units on Park Terrace and Plymouth are better than those which back onto Clark.

    This complex is just unique. Very secret part of the city with mature trees, lots of grass, few cars and little traffic.

  10. I lived at 801 S Plymouth for years and love this secluded part of the city. We toured a similar townhome along Clark and didnt really hear too much on the first level, but could on the second. Good windows are integral, the other unit had originals.

    Units with 2.5 baths and a en suite are awesome. This can be hard to find in anything downtown.

    The development has been very active in fixing brick issues, they did a ton of work across many homes from 2019-2020.
