3-Bedroom East Lakeview Vintage Beauty with Rare Garage Parking: 506 W. Oakdale

This 3-bedroom in a greystone at 506 W. Oakdale in East Lakeview came on the market in February 2020.

There’s no date on when it was built (1800s?) but one of the older listings says it’s a greystone (is it?).

It was converted into condos in 2003.

It has 4 units and there’s garage parking.

This unit is Unit #3, but it’s actually on the second floor. We chattered about it back in 2013 and it bothered some of you that it was NOT the top floor unit.

See our chatter here.

It has 10 foot ceilings, hardwood floors and crown molding.

There are 2 fireplaces including one in the living room and one in the master bedroom.

It has two outdoor spaces, a front balcony and it has the private deck above the garage.

The master suite has dual closets and a bathroom with a separate shower with body sprays.

There’s a hall bathroom for the guest bedrooms and a powder room.

The kitchen has white cabinets, black granite counter tops, a center island and breakfast bar along with Viking and Subzero appliances.

There’s also a family room just off the kitchen.

This unit has all the features buyers look for including central air, washer/dryer in the unit and one car garage parking.

Listed in February for $775,000, it was reduced to $749,900 in March and went under contract.

But it just fell out of contract and is available again.

In 2013, many of you thought this was a beautiful property which would sell immediately.

Will that happen again in 2020?

Ryan Gable at Starting Point Realty has the listing. See the pictures here.

  1. Did they hoard Mop & Glo Vs TP?

This is vintage much like a Cadillac Cimarron

The asking price is 2016 price + Realtor fees

4 years and no appreciation. That’s HAWT!

  3. Seems like no one wants to live here very long despite a decent location (bus to the Loop. Actually a bit of a hike to the Brown Line). Too bad they aren’t maintaining the wood on the deck. It is a nice unit but man, why don’t those kitchen cabs go all the way to the ceiling? Why? It’s actually not impressive to go “all out” on appliances and skimp on cabinets.

WTF is with the panels above the fridge not matching the cabinets? That’s one of the worst things I’ve ever seen.

They listed in February which was basically the best month in the last 3 or 4 years. The new home builders were crushing it. Literally. And the spring buying season was already off to a hot start. And then the corona hit and it all ground to a halt.

Low inventory was also lighting a fire under prices, even here in Chicago. And the strong job market. Chicago was humming in December, January and February. Job openings everywhere.

Unclear what will happen going forward. Companies are definitely going to be more conservative, for sure. A lot of hiring will probably be paused for several quarters.

  6. Beautiful inside and out, a lovely building on a great block. Still think it’s overpriced, considering how tiny most of the rooms are. Graystones are wonderful to look at, but I always have felt you get more room for your money in the condo buildings from the 1920’s. I lived on the first block of Aldine off the lake for many years, and some of the vintage buildings there had much larger units than this one. Same with Roscoe and Stratford.

So yes, lovely place. Great outdoor space, too. Would I pay $750,000 for it? No.
