The bedrooms have a split floor plan with the primary suite in its own wing with a sitting area, a walk-in-closet, an en suite bath with marble chevron floors, and a separate shower and soaking tub. There’s also a double sink vanity with quartz countertops.

The other 2 bedrooms are in the other wing.

There’s also an office.

The unit has the features buyers look for including a side-by-side washer/dryer, central air and 2 car garage parking is available for $25,000 extra (not sure if that is “each” or for both).

The unit has come back on the market this year for $1.275 million plus $25,000 extra for the parking.

    No transaction in ’23 for the PH unit.

    Mar-04 = $1.975 (land trust)
    2012 = foreclosure filed.
    Jul-18 = $2.175 (FL LLC)
    Nov-21 = $1.570 (trading software dude)

    ouch.

    To the feature:

    $15000 fridge and a $400 range? (ok, it’s not $400, but it *is* out of place). Prominently feature microwave?

    Elevator foyer is something I would really want to have over true dirtect elevator entry.

    Kitchen is too small, but having the balcony off it is nice.

    Family room turned to office is a significant compromise.

    Terrance needs at least a $100k pergola, and then some more work. Wonder if the HOA limits what can be out there.

  4. The HOA and taxes are off-putting but I suppose if you can spend this much on the condo it’s not a problem. I love the idea of having the entire floor to myself. Price isn’t outrageous considering location and the full floor. But at the risk of repeating myself, if I buy in a high rise I want to be high, as in high up. This is too low. Nice looking building, though. Would be interested if a higher floor unit became available.
