The listing doesn’t say if the wood floors are hardwoods or luxury vinyl.
There is a wood-paneled den.
The kitchen has white cabinets, some stainless steel appliances and a breakfast bar with seating for two.
The primary bedroom has a massive en suite bathroom with a blue soaking tub with corner views overlooking the city and a walk-in-closet.
But the most unique feature is the 12×30 sunroom which has a wet bar and a “custom retractable roof.”
There’s also a spiral staircase that leads to a private rooftop deck which the listing says is the only unit in the building with access to one.
The rooftop deck appears to have a pergola and city views. There seems to be some sort of an outdoor bar in one picture. The listing doesn’t say if there is electric or gas on the terrace.
It has the features buyers look for including central air, washer/dryer in the unit and 1 car garage parking is included.
This building is a short stroll to Oak Street Beach, North Avenue Beach, Lake Michigan, Lincoln Park and the shops and restaurants of the Gold Coast.
Listed at $1.95 million, it is more than double the 2021 sales price.

Well, this is going to answer the question about how much a giant ceiling window is worth.
I think Sabrina is just trolling us now. She’s even got mention of a pergola to make Johnny’s head spin.
Doing such extensive renovations in this building is akin to putting a $100 saddle on a $10 horse.
The pricing is absurd. So long as you can give up the dream of a “custom retractable roof”, can get similar square footage in a higher end building such as the Carlyle, Trump, or 2550 Lakeview.
Hilarious pricing. They will need to find a wealthy buyer with dementia.
If there’s an encyclopedia entry for “don’t buy the most expensive unit in an inexpensive building” this would be the example.
I’m not sure it needs a total renovation, but a lot of it does look aged, and I’m not sure that can be really fixed considering the bones of the place itself and the era it was built in. The roof deck is nice, and 3,500 SF is good space, especially considering the relatively low assessment.

I want to know how it retracts. I love it. Super unique. Imagine being in that room during a thunderstorm. What a show.
Also, I don’t think we’ve ever chattered about this building before. Hard to believe as I thought we’ve covered just about all of them in the Gold Coast. I had to look through my collection of pictures for about 45 minutes before I finally found a picture. I had almost given up.

That’s the key question, right KK? No other unit has a sunroom with a retractable roof. If that’s your dream, then this is the only unit for you.
This place has one of the most bizarre primary bathroom layouts I’ve seen. The agent really should have included a 3d walkthrough. It appears the bathroom is accessible by 3 different doors. It appears that one wall is glass with no curtains. I’m super curious how much they’ll get for this place. It’s so unique on one hand. On the other, I feel like both bathrooms need to be gutted.
