River North 3-Bedroom Duplex-Up Penthouse Reduces $99,000: 645 N. Kingsbury

This 3-bedroom duplex-up penthouse in Admiral’s Pointe at 645 N. Kingsbury in River North came on the market last October 2022.

Admiral’s Pointe was built in 2002 and has 171 units and attached garage parking. The building has door staff and an exercise room.

The corner unit has floor-to-ceiling windows and appears to be a “true” penthouse with a top floor 950 square foot private terrace with “parks, river, skyline, lake and sunset” views.

The unit appears to have two primary bedrooms and a third bedroom with a “convertible wall” that “works as additional living space.”

Two bedrooms are on the main floor, including a primary suite with en suite bathroom and walk-in-closet, and the third bedroom/office with the “convertible wall.”

There’s also a “gourmet kitchen” on the main level with white cabinets, a professional range, built-in refrigerator and custom millwork which is open to the living/dining room.

The second floor has a family room and a bedroom with two sets of French doors and an en suite bathroom with a walk-in-closet, as well as the terrace.

This unit has the features buyers look for including central air, washer/dryer in the unit and one car garage parking is $35,000 extra.

This building is near the East Bank Club and shops and restaurants of west River North. It’s across the street from Ward Park with access to the Riverwalk and has a dog park.

Originally listed in October 2022 for $999,000, it has been reduced $99,000 to $900,000.

    The layout really sucks and space allocation is horrible. Someone looking for a 3Br is going to be disappointed. This is really a 2BR + den.

  2. Nearly $1 million but definitely keep the shades closed if you want any privacy. I’d pass. Though I do love that river view from the breakfast table. I wonder if the other side of this building has a more open view.

  3. The living/dining space on the first floor is very small. Would be better if you opened up the bedroom/office space. Of course, then it’s a 2 bed.

    Kitchen is nice, but I don’t care for it–it’s fine, and certainly not a negative.

    Looks like they updated the upstairs bath at an unfortunate moment in bath design. The other two appear to be all original except the paint.

    Having done exactly zero with the terrace is basically a crime.

    This was my thought too anon(tfo). I feel like they need to spend $10k to build out the terrace this spring. Buy some outdoor furniture, put out some planters. Make it seem like you’d spend all your time out there. Because isn’t that the biggest selling point?

  7. I also feel like you really wouldn’t want that third bedroom. Isn’t that basically the living room? Otherwise, there’s almost no space in the living/dining room to actually have a living room.

    And it doesn’t have a closet nor a real wall.

  9. The deck should be the selling point, but with as it is now, it just looks sad. Makes the whole unit look sad. Should relist late spring with a better deck and better interior pics that make the interior roomier.

    Doing the terrace at all right would start with some sort sort of decking, maybe some turf.

    As a DIY project (ie, no labor cost), and shopping at Ikea, one could make it look pretty nice for $10k. And regardless of how nice doing the terrace “right” would be ($100k+), I think it would be overkill in this building.

  12. Calling Chicago the nation’s “murder capital” when it’s 13th in per-capita murders is quite the mauling of statistics. Chicago had more murders than Plano, Texas, last year. Oh? Really!

    Not to say murders aren’t a problem or that any number is OK. I’m very disappointed in the totals. I think the politicians cited in that article bear some blame, particularly Foxx.

  14. A “penthouse” that can only accommodate a tiny love seat and small round dining table in the main living area? A beyond questionable (almost fraudulent) 3rd bedroom — odd shape, glass wall to living space, no closet, no access to bathroom without going through another bedroom.

    purchasing $10k worth of crap wont move the needle, unless you’re shopping at Chuds-R-Us

    $10k for staging would probably work
