  3. I like it. Good location. layout is a bit of an obstacle, as well as the big building next door with a multitude of balconies over looking your yard. But overall, I like the clean, uncluttered style, well staged. 650

  4. I think that this is slightly but not terribly overpriced. The location is great and the interior looks very nice. The layout is not ideal but not terrible and may appeal to some people. I’d like to see a floorplan. (I think that there are only two floors – the one you enter on and the one downstairs with all the bedrooms.) Some people won’t like having all the bedrooms downstairs (I would not).

    I say $645k gets it done, as around $700-$750k you can start to get into newer construction in Bucktown and other nearby areas, and I don’t think that this is quite as desirable as those properties.

  6. I like the idea of bedrooms below (they appear to be at or above grade, not “basement” or english basement). The benefit is the cathedral ceilings and openness in the LR and kitchen/FR. I was a bit confused by floorplan, and I think the awkwardness here (for me) is that the Master BR and bath must be sandwiched in the middle between the two big open spaces that face the front (LR) & back (Kitchen/FR) of the house

    After reviewing the pictures again I guess I think that the bedroom with the cow-print rug is in the back behind the kitchen on the main floor.

  9. Its on a long lot too (24×150)…

    I agree, though, that there are a bunch of bigger SFHs in the area (in Pulaski district even, if people care) with 3 full floors that are putting a ceiling on the price here. Not that far off North ave, and North isn’t quite as nice on that side of Damen. Seems like a reasonable value at 10-15% off list.

    really not feeling this at all stylistically. Nice to have that 150ft lot, but other than that kinda blah. Many nicer homes available at that price point imo.

  17. Besides the heat from the refrigerator, it is a bad idea to store wine high up where the hot air concentrates (it is lighter than cool air). That is why wines are kept at cellars.

    Agree. To do that, one must put down 20%, get a 5/1 mortgage, and (probably) under-allocate for repair/maintenance reserves.

    Or buy it for ~$100k less.

  20. I wasn’t focused on the inconvenience. The heat from the refrigerator and the higher space does spoil the wine – even if its not expensive and consumed quickly, I still think its kind of gross to drink wine that’s warmer than room temperature.

    And I was serious about the skirt…I noticed it far more than the closet space itself.

  25. after studying the pictures further, I realized my mistake–I thought the room adjoing Kitchen was the FR & open to back of house, but its really a Kitchen/LR–which makes this more like a condo feel (with duplex down), rather than a single family home feel. So the awkwardness isn’t just Bedrooms split between floors, but a FR on a different level from the kitchen.

  27. I think about 100K overpriced. Staged very well and looks crisp but I do not like the floorplan except if no family which limits its buying crowd.

    Agreed. After living North of a huge apt building with little sunlight in the winters, the unobstructed light trumps the hospital view for me.

    Yeah – it’s a rough market out there. I was the “knife-catcher” that bought in 2008 – thank God I paid 400k less than the previous owners in 2005 – but still, you can understand that the carrying costs, commissions, taxes over 2.5 years was enough to create a 70-90k loss (even though I sold for 40k more than I paid for it).

    we just installed a wine rack below a wall cabinet. I think it will be okay though since there is a window on either side and the A/C vent is close…and we drink it fast enough 😀

    Either is acceptable as long as the beer is an obscure microbrew and the icy-pops are all-natural with no artificial colors, flavors, or preservatives. This is what GZ buyers are looking for.

    If this property was in Lincoln Park you might be able to get away with Half Acre, but this is Wicker Park…needs to be far more obscure to pass in this neighborhood. And homemade popsicles are even better.
