We’ve chattered about this 3-bedroom vintage unit at 2910 N. Pine Grove in East Lakeview several times since it was first listed 13 months ago.

It has now been reduced by $69,000.

It has 2000 square feet which includes a den/sunroom that is prominently featured in the pictures.

The limestone fireplace has also been restored.

The kitchen has “newer” viking appliances with white cabinets and countertops.

While the unit has an in-unit washer/dryer, it does not have central air or deeded parking.

  3. Genius owner with genius strategy. If property does not sell at egregious price1 sink more money into it and list for slightly less at egregious price2. This one will be fun to follow.

  4. two issues: window units and parking. the price reflects one parking space and central air. also the kitchen is already tired and needs updating.

  5. Back in April, this was a laughing stock in the comments and people were guess-timating $375-400K for this place.

    At this point it’s just sad…one can rent a 2000+ square foot vintage in this neighborhood for under $1800/month. Hell, you could find that pre-bust.

  7. It’s a beautiful unit in a lovely, well-maintained building. Definitely overpriced though. A friend had a similar unit, minus the fancy kitchen, and her’s sold in the low 400s back in early 2007. Though you could perhaps duplicate the square footage in this neighborhood for under $1800/month, it wouldn’t be in this condition and would have a truly “tired” kitchen with washer/dryer in the basement.

    Right, and that has some (small or large) value to most people. The question is: Is it worth $100k+ (or $500+/month) to *you*?

  9. Note from the original comments there was a non-regular named jc who came out of the woodwork to say the valuation was appropriate, the only one to do so. Then he disappeared.

    I suspect listing agents or owners as these non-regulars who pop up from time to time to chime in on ridiculous ask prices.

    with no C/A for me is a deal breaker.

    its a beautiful and beautifully decorated APARTMENT.

    Absolutely and it is obviously worth it to the current owner, the owners of other vintage condos in this part of Lakeview and whoever buys this place once the price comes down to earth.

  12. This will probably move in the low to mid 4’s. A lot of space and character relative to most condos on the market, however, the lack of CA and parking is definitely not helping matters when most of the competition has those features. While I wouldn’t call this place an apartment, most people who buy in this price point generally aren’t willing to put up with the lack of certain features. However, they will often make do without CA/parking/laundry if they are renting. Those things weren’t a big deal to me as a renter, but no way in hell would I have bought a unit that didn’t have it.

  13. I looked at this unit before purchasing another one (also listed on cribchatter) last July. We looked at every vintage under $550K in East Lakeview. Granted, it’s a nice unit but WAY overpriced compared to the other units we saw. There is a parking garage two doors down with a waiting list but who wants to park two doors down? Especially if you have a child?

    Pardon me, but what the heck are you talking about? I visited this unit and a couple others in the building last year and thought long and hard about buying, in cash no less. These units are quite charming, some well lit and spacious.

    However, this unit is still overpriced by $80-100k. The kitchen upgrades are a plus and the unit looks great in photos, but up close the details are underwhelming — bubbling plaster first and foremost. A better unit (IMHO) closed around $430k last year.

    Why even bother to list well above the known market for your unit?

  16. This is now $489,000. The unit I looked at back in 2005 is also on the market for $424,900 and has central A/C (space pac).
