    Doesn’t look like it has ever actually sold–even to the bank, notwithstanding multiple foreclosures and liens–since the original purchase from the developer. Which was for $750k in May-04, and included two parking spaces.

    Location is pretty good. Too bad this is the building sitting there.

  3. For $1MM+ I expect a gas line and a waterline to all roof terraces. Not futzing around with gas tanks for my grill. Also at this price point vinyl flooring seems unacceptable.

    They have made zero upgrades that have stood the test of time. The best terrace is through the master. I wouldn’t pay over $800K for this but then again I am not in the market for a unit like this. My boss lived in the West Loop in a smaller condo. Part of why she sold was due to constant vandalism of their lobby during the overnight hours. I question with an assessment under $1500 that the door staff could be 24/7.

    I would also expect that the finishes are similar to the million dollar new builds in the neighborhood which is luxury appliances and cabinets and a waterfall edge island in the kitchen.
