    Each bedroom is on the smaller side but I actually don’t mind

    I agree actually that this can legitimately be called a three bedroom vs a two bedroom plus den

    Although use it however you want

    Also nice is the efficient space usage as this is def a smaller sq ft for a three bedroom

    There is not wasted space on long hallways which is great

    I don’t get much of a vintage feel at all on the interior

    The roof deck is worrisome do they rip it out for roof patching and repair?

    Same link is (now–maybe not earlier) on Redfin under Interior.

    Like Bluestreak sez, not much storage. Which is emphasized by how they are using the spaces they have and the furniture–which is all reasonably nice, but off as to number of pieces or size or something.

    The 2012 sale had better furniture staging in the public spaces (inc the den/3d bed) for sure. Of course, that “bedroom” ain’t anything but a den, with the pocket doors and no closet.

    Kitchen is a huuuge improvement, but should have replaced the fridge and range, too. Fridge is cheap and 15 years old–buyer should plan to replace. Range probably works fine, but is cheeeeeap.

    Curtain in front of the laundry bc machines are too big to have any sort of door.

    honestly the 2012 price is a steal but if i’m gonna pay $700K to live up the street from Glascotts, I want a SFH. which I know you cannot get in Lincoln Park for anything close to this price point.

  6. 1W sold for 790 in 2021. two floors with one floor in ground.

    2W layout same as 3W.

    IMHO opinion in small spaces you use armoires instead of closets.

    looking at 1W and 2W I definitely would not call this building interior a vintage feel.

    the backdoor knob. what’s up with that? air gap issue?

    If I were buying and keeping, I’d budget in replacing all the windows (not a small cost at all i know) or at minimum the back bedroom windows with triple pane new windows. makes such a difference

    The ’12 seller had an f/c filed against them in ’11. Looks like the face on their mortgages was $390 ($330k at purchase, $60k 2d)–obv no way to tell about principal or accrued interest at the time of f/c or sale.

    March 2000 for $360,000 + CPI = $663k
    March 2004 for $425,000 + CPI = $715k
    March 2012 for $425,000 + CPI = $520k

    And the kitchen is so much nicer now that it makes up for any other wear’n’tear (except HVAC, which isn’t noted, which probably means it’s due).

    Speaking of HVAC–looks like it’s hiding behind the laundry machines (intake over the desk nook in the foyer), which is a *terrible* place for it, especially with just a curtain in front.

    Also notable in the floorplan–~80 sf storage in the basement(?).

    Also, also: in before JU asking about micturation from the Galscott’s crowd, and the rats and aromas from the Athenian Room.

  10. This is one of my favorite buildings on Webster. This is a top floor unit which should make it more attractive. You WILL have to walk up the stairs every day though, which for some, would be a turnoff.

    I love the kitchen remodel, which it needed.

    This is really a 2-bedroom though, isn’t it?

    That extra storage space is probably necessarily for things like luggage. Vintage units are known for not having many closets.

    Appears that 3W kept many of its original vintage features in the living room and den, even if the others did not. Plaster medallions, pocket doors and shutters.

    The association would probably be in charge of this, but hard to know on back windows. The front windows would certainly be the association’s purview but sometimes the back windows in vintage buildings are not. Something to ask about before putting in an offer, though.

    I rarely use Zillow. I don’t like the interface. Occasionally, if Redfin has screwed up the price data, then I will check Zillow. Occasionally, the property description is also missing on Redfin, so I will like to Zillow in that case.

    Alsox3: just did the alley streetview–the access for the roof deck is up the back deck, so potentionally annoying depending on the neighbors’ level and type of use.

    Not sure what you mean, but backdoor has solid door, and then screen/storm door outside of that, for all the reasons you do that–leaving solid door open for air/light, extra insulation, (slight) security bump of extra door on the back porch, etc.

  16. Saw an article recently saying that rat population was going to increase in urban areas due to milder winters (not sure that Chicago is really affected – was more about London and Paris, which are already fairly mild, by my standards, in winter).

    Regardless of what is said in the documents, there is going to be the opinion of the association which given this HOA fees is going to be a self-managed association so your neighbors.

    if you as an owner put in an upgrade on your unit’s windows looking the same as the others AND there is no shared expense cost with the other units then

    1) rationally the other unit owners are not going to object.

    2) even if the other unit owners object, there is not much the association can do to stop you. The juice is just not worth the squeeze for something like this in a 6 unit building.

    as a counter point on what will raise a hackle is not paying your assessments. that is hard for a 6 unit self managed association to handle. What I have seen happen, is 1 unit doesn’t pay and the other units pick up the slack and put a lien on the unit in terms of balancing costs vs recovery

    this would be a similar situation. if redfin doesn’t show the floor plan, then check zillow.

    a floor plan is richer content and likely leads to better commentary

    It’s a shadow/reflection

    Rats don’t cross Webster, so its likely rodent free

    Micturation levels will be less as well

    Would hate this as 3br, as a 2Br works a lot better

    Deck access thru the MBR sucks but not much can be done

    Agree with TFO, will be under contract quickly

    Don’t care. I like to Redfin so if it’s not in the Redfin listing, then I say it’s not in the listing. Because it isn’t.

    I hate the Zillow interface so I only link to it on the blog if I absolutely have to (like the property description is missing.)

    This is just the dumbest thing I’ve heard in a long time. You’re going to swap out your windows on a condo building that may, or may not, be covered by the association and they’re not going to “stop you”? Um…yeah, they are. You are clearly unfamiliar with the keying of cars, the calling of the police for certain things, the use of lawyers at the HOA meetings and on and on.

    HOAs are tough.

    But it brings up another point of: who wants to deal with someone like chichow on their association?

    In these small buildings, if there are improvements desired by the owner of the unit, a lot of times the unit owner will bring it up to the HOA and if the HOA doesn’t approve then sometimes the unit owner just does it themselves.

    I’ve seen it countless times.

    an example

    3 unit building. one unit owner selling. common stair area could be freshen up. so the unit owner wants to re paint. other owners like no, it’s fine. we don’t want to pay the shared cost. then the unit owner pays themselves to paint the common area

    Concur–reflection, most likely of the photographer/equipment.

    Go to the virtual tour, pick one of the close in shots–the brass is very polished and reflective, with no black reflection.

  27. Nice looking unit and I love the building and location but it would be a real stretch to fit a family into this one. Seems more appropriate for an older couple (like my wife and me). But then as you get older you don’t feel much like lugging groceries up three flights.

Regarding rats and Athenian Room – the restaurant has been there forever and has never had any problems I know of with the health authorities (unlike another favorite of mine, Sun Wah, which has been closed several times by the city due to vermin). Does anyone have info showing that there’s a rat problem directly associated with Athenian?

    If by factual, you mean living above Glascotts, then yes. Sabrina in her infinite wisdom declared that the alley was rat free and drunkards never pissed in the alley

    I never said rats were in the Athenian room.
