Get a Duplex Up 2/2 with Multiple Decks in Lincoln Park for $825,000: 811 W. Webster

This 2-bedroom at 811 W. Webster in Lincoln Park came on the market in August 2023.

Built in 1886, 811 W. Webster has 6 units and was converted into condos in 1986. There’s garage parking and outdoor decks.

The building appears to have gotten a new garage door since I took my picture, above, in 2021.

This unit has a private entrance and the listing calls it an “urban oasis.”

It is a duplex up with the living spaces on the main floor and the 2 bedrooms on the second floor.

There are hardwood floors throughout and some unique features such as exposed brick and ductwork on the main floor.

The living room has a gas fireplace and doors that open to a deck.

It has an “updated” kitchen open to the dining room with wood cabinets, an island with seating for three, quartz countertops, stainless steel appliances and a “chic” backsplash.

There’s also a powder room on the main floor.

The primary suite has a renovated gas fireplace, an en suite updated bath with “spa-like” rain shower, dual sink vanity and a soaking tub.

The primary has a private outdoor terrace.

The second full bath is also on the second floor. There also appears to be outdoor space off the second bedroom as well.

The listing says the furnace was replaced in 2022.

The unit has skylights and the listing says it has 3 terraces and roof rights. It also has the features buyers look for including central air and garage parking which is included.

This building is in the middle of Lincoln Park, near shops and restaurants on Webster and Halsted. It’s also a quick stroll to Oz Park.

This unit was last on the market in June 2020. I thought I had cribbed about it during that time, but I hadn’t. I think it went under contract too quickly.

It’s back on the market at $825,000, or $109,000 more than the 2020 sales price of $716,000.

Will this unit sell quickly again in 2023?

Lauren Mitrick Wood and Laura Davis at Compass have the listing. See the pictures here. No floor plan but it’s in the prior listing.

Or see it at the open house on Saturday, Aug 19, 2023 from 11:30 AM to 1 PM.

  3. Nice.

I’m trying to give them the benefit of the doubt re: the tv in the otherwise lovely and civilized dining area. Is a family member or close friend regularly appearing on tv at dinner time? Were they sharing meals with folks via Zoom in the early pandemic days, wanted something better than an iPad propped up, and just haven’t gotten around to taking it down?

  4. The original Athenian Room unit resold in March, for ~5% over ask:

    https://www.redfin.com/IL/Chicago/716-W-Webster-Ave-60614/unit-1W/home/13350587

A dramatically improved unit, but only a little ahead of PP+CPI ($394K).

    To the feature:

from streetview, the garage door fill was replaced (covered?) sometime between June and November 2021.

Their decor may be distracting a little, as the unit itself seems nice overall.

Is the dining table a limited common element?

  6. @anon (tfo) LOL I thought the same thing about the dining table. When the folks I sold my condo to went and sold it years later I was reminded that they took me up on my offer to leave some of my furniture behind. The rug, bar stools, night stands….almost thought they were recycling my listing photos…

  7. “also: Probably want to look at this one, too:”

Given that there are just 26 properties priced from $750k to $900k in LP right now, I’m sure that buyers looking in this neighborhood will be looking at many of them. This is why most properties are going under contract nearly immediately. The inventory is just really, really low.

But we’ll see what happens in September and October if these mortgage rates remain this high, or go higher. Will inventory start to build as buyers move to the sidelines? Will sellers stop listing and wait until the spring?

  8. I still can’t figure out the outdoor space. Which is private to them and which is shared? I get it that the deck off the primary bedroom is private. But it doesn’t seem like the others are.

Also, no one can complain about this property not having a powder room on the main floor.

I didn’t even give this a second thought anonny because everyone I know in the suburbs has a television in their kitchens/family room combo area so they can watch it while cooking. Haven’t seen it in the dining area, though, per say. But the kitchen, yes.

Some people use TVs as portraits to display revolving or static art. I saw it on TikTok so it must be true.
