4-Bedroom Duplex Up Penthouse Reduces $50,000: 2910 N. Sheffield in Lakeview

This 4-bedroom duplex up penthouse at 2910 N. Sheffield in Lakeview came on the market in October 2022. (I thought I took a new picture of this building when it was completed, but perhaps I have not.)

This building was built just as the housing bust was ending, in 2012. It was among the first wave of new construction after the bust.

It has 3 units with garage parking.

This unit has brand new hardwood floors and fresh paint throughout.

The main floor has the living and dining rooms, along with the kitchen and family room. It also has 2 large terraces on the main level, one in the front of the unit and a second one in the back.

The kitchen has white modern cabinetry, Viking appliances and an oversized quartz counter island that seats 4.

The second level has all four bedrooms including a primary bedroom with east facing view and a private balcony. It has a spa-like bath and 2 large walk-in-closets.

The top floor has a “penthouse room” with a wet bar which leads to a “tricked out” private rooftop deck with a heated seating area with pergola, TV and surround sound, a full size bar, firepit and a putting green.

In case you are wondering, it is on the non-train side of Sheffield.

This unit has the features buyers look for including central air, washer/dryer in the unit and garage parking.

This building is surrounded by the shops and restaurants of Lakeview and is close to Brown Line El stops and bus lines.

Originally listed in October 2022 for $1.2 million, it has been reduced $50,000 to $1.15 million.

Is this a townhouse alternative?

Patrick Teets at Jameson Sotheby’s has the listing. See the pictures and floor plan here.

  1. Slick pad, no doubt. Hope the windows are soundproof. There are 2 or 3 bars directly across the street and a train line behind those.

  2. Why is it “301” when there are only 3 units?

“On the NON train side of Sheffield”

But with a direct view of the train, as everything across the street is a single story.

  3. This was photographed really well, def not your typical Jenny or Emily shlock

Outdoor areal is nice – Really, really should have put a powder room at the access point

This is 3Br TH alternative not a 4. There is really no area for the kids to play if all 4Br are in use.

I know I’m in the minority but shrinking the master suite and providing a play/study area for kids would seem like a much better use of the availiable space and might allow this to be a real 3 Br.

TFO – Where’s the CPI conps?

  5. Very stylish, looks great! Wonderful deck. But…

Kitchen does not have enough storage for a family of five. Coat closet, per plan, looks too small for that many coats/outdoor crap. At least one kid will have to use the shower downstairs. Secondary bedrooms are too small for older kids. No tub in the primary. I do not like that you can see the water valves below the sink cabinets.

“There is really no area for the kids to play if all 4Br are in use.”

Room behind kitchen listed as “dining room” in the plan would have to be the playroom. Have a folding screen to cover the area when guests are over to hide the inevitable mess.

    No doubt, right?

    [CPI]:

    Dec-12 for $858,500 + CPI = $1.114m

  8. Don’t love the exterior or the location, but have to admit the interior is pretty neat. There’s doubtless a buyer out there who will appreciate.
