This 4-bedroom penthouse in Academy Hall at 915 N. Hoyne in the Ukrainian Village recently came on the market.

915 N. Hoyne was built in 1905 and was the historic St. John’s school. It has 9 condos and garage parking.

There does not appear to be an elevator in the building. It was converted into the Academy Hall condos in 2018-2019.  The church next door was also converted at the same time but it had a different developer.

This top floor unit has soaring ceilings, beams, some exposed brick and skyline views.

It has white oak hardwood floors, custom lighting, built-in storage and is wired for sound.

The unit has a chef’s kitchen with modern wood cabinets and an oversized island with stone countertops and waterfall edge, and stainless steel appliances which is open to the living/dining room which has a fireplace.

There is a South Terrace off the living space which has a natural gas line, water and electric along with skyline views.

There’s also a half bath in this part of the condo as well as a wet bar with a wine refrigerator.

The primary suite has an en suite bath with a walk-in-shower and separate tub, a walk-in-closet and access to the North Terrace.

Down the hall in a separate wing, is the laundry room and the three other bedrooms along with two full baths.

I can’t tell if there is a step down to get to the two final bedrooms but the listing calls them “lower level” and the other two are on the “main” level so there might be.

This unit has the features buyers look for including central air, washer/dryer in the unit and 2-car garage parking.

This building is near the Mariano’s and shops and restaurants of Ukrainian Village and Wicker Park.

Listed at $1.35 million, it has more square footage, at 3000 square feet, than some homes in the neighborhood.

    Having that large of a balcony off the master is a waste. Enclosing it would have been a huge plus giving this unit a lot more common space

    It will be interesting to see where this closes. >$1MM is SFH pricing in UV

  2. I like this a lot, but note:
    1) the Taxes in 2020 are stated as $26,700, then $12,900 in 2021. Obviously one figure or the other is off (and the $26,000 seems likelier to be correct unless there’s some landmark freeze?!)

    2) 4th bedroom seems like it should be labelled an office. Even though it has a closet, it doesn’t have access to a shower or tub without going thru one of the other bedrooms, so not great even for guests.

    3) I love the idea of calling it a Penthouse in a 2 story building!!

    Any top floor unit is a penthouse JAH. Ha ha. Even in a low-rise building.

    The outdoor space in this unit is fantastic. And it feels really private too. Looks like a brick wall separates you from the other penthouse unit.

    It really doens’t look like it–Pic #10 looks down the hall to the antechamber for those two rooms–don’t see where steps would be hiding.

    If you look at the developer’s floorplans (https://indd.adobe.com/view/f9103238-af4d-41f7-8597-a3b0b0c1aa46), and the listing from #4 prior sale (has a pic of the roofdeck, and describes “2 common roofdecks), that wing of the unit looks directly out at the shared roofdecks on both sides.

    This place is a bona fide ‘penthouse’, having been built new on the roof of a 2.5 story building.

    Yes– somehow I missed that. Saw the Jack & Jill bath between the other bedrooms & nothing by the 4th bedroom except the powder room– obviously missing that there’s a bathroom next to the laundry room!

  8. I generally like it, especially the outdoor space and the room sizes, but I wonder about paying so much to live in this particular neighborhood. It seems like a nice street, and it’s not too far from Wicker Park, but it feels like there’s not much to walk to. Also, an old building like this requires a lot of upkeep and I wonder how that’s handled.

    What’s “walking distance”?

    There is a ton of restos/bars/services within half a mile. The Mariano’s is a quarter mile–so you can legit walk for groceries.

    Blue line (Division) is fully a mile, which is a little far unless the Division bus is actually running with normal frequency.

  13. Good to know grocery is an easy walk. I just like the vibe of Milwaukee Avenue and this is a long way from there. Different neighborhood, I realize.

    It’s a 20 minute (google) walk from either North/Damen or the Polish Triangle.

    Not doing that in a blizzard, but on this summer Friday? If I want to go there instead of someplace on Chicago or on Division, feels fine to me.

  15. Yep, anon, depends on the season. I used to walk home to LP from the Loop quite often in summertime back in the day. Took about 50 minutes and I went right by Cabrini Green on Orleans. My route used to make my wife worry but I was never bothered once.

    Agree about old buildings Dan #2, but this was just completely renovated just 4 to 5 years ago. It’s going to be awhile before it needs big maintenance again. But it would be like living in any 9-unit association. Have to maintain the building going forward but the big stuff has hopefully already been done.

    This is why people like to buy “new.”
