4200 Sq Foot Smart Home in the Sky: A 4-Bedroom at 175 E. Delaware in the Gold Coast
This 4-bedroom in the John Hancock at 175 E. Delaware in the Gold Coast came on the market in June 2023 but it was recently re-listed.
And yes, I’m still calling 175 E. Delaware the John Hancock until a new company puts its name on the building.
The Hancock was built in 1969 and has 703 units and attached rental parking. It’s one of America’s most iconic condo buildings and, supposedly, offers the tallest residential homes in the world.
The building has 24/7 door staff, on-site maintenance and engineering, a fitness center, indoor pool, a grocery store, multiple party rooms and the sky lobby.
This corner unit is 3 combined units which total 4200 square feet. I’m not sure on the exposures.
The listing says it was “completely rehabbed in 2019.”
It has bamboo, ceramic and marble floors throughout.
It’s also a smart home with a complete Control4 Tech system. The shades can be open at sunrise, coffee made for you at 7 am and your favorite music playing for you in any room you choose through invisible speakers in the ceiling.
The kitchen is open to the living and dining rooms and has modern white and gray cabinets, an island with seating for four, luxury appliances including a Miele stove, Subzero and Zephyr oven along with a wine fridge as well as a separate breakfast room.
The primary suite is an actual suite with a huge walk-in-closet with a window, and an en suite bath with a tub and walk-in-shower, along with an office area with its own kitchen.
There are Studio 41 designed spa-like bathrooms, some with bathtubs.
It has 5 flat screen televisions.
The listing says even the laundry room will “leave you speechless” with custom cabinets, shelving and new appliances, however, there isn’t a picture in the listing. I also watched the video (recommend) and looked on the 3D walkthrough, all to no avail.
The unit does not have central air, but it has wall units. It also doesn’t have deeded parking but it is available for rent in the building.
This building is near all of the amenities Chicago offers including Oak Street Beach, the Mag Mile and Oak Street shopping, restaurants, grocery stores, theaters and museums.
Listed at $2.449 million, and at 4200 square feet with 4 true bedrooms, is this a single family home alternative for a family?
And at this price, is it a deal?

I like the potential here a lot The home office in the BR is nicely done BR’s are all nice sized. Would have preferred more common area (Having a mini gym in the living area is dumb). Rack placement is dumb and not really necessary
Price is high relative to vintage buildings in the neighborhood with similar space and high end finishes. Taxes and assessments are similar per foot. Views are better here for sure.
Personally, I couldn’t live with the terrible floor stagger or lack there of in the living room, but I’m a sick man.

I didn’t look out the windows. Was looking to get into the laundry room, but it wouldn’t let me. Spent all my time in the foyer. Lol.

I love the finishes in this unit and dare I say, it’s the prettiest unit I’ve ever seen in the Hancock. The bathrooms are all beautiful. They did such a great job on the tile choices and the vanities.
This unit feels luxurious. Love the custom room doors and closets. And the big walk-in closet with its own window is awesome.
I do wish there was a family room of some kind because I really don’t want to be in the same room with the kids and their video games. But if you didn’t need all four bedrooms, you could make one a cozy den.
Lots of competition nearby, however, including in Water Tower Place Residences, which lowered its assessments a few years ago.
Very nicely done – looks like a pleasant place to live. But not sure I’d ever buy it because having to see the very top of the Ritz Carlton out of my windows would bother me too much. Needs to be a few floors higher if it faces south.
I’d much prefer 9102, which is also on the market at just under $2 million. A much smaller unit, however. But on the northwest corner and above everything. Maybe not a fair comparison because someone who wants 4,000 SF won’t settle for 2,000. Here’s the listing:

The other nicer thing about 9102 is it’s one of two PH floors with much higher ceilings and floor-to-ceiling windows. I’ve been in these units and they are stunning. They also don’t become available often. I believe one person owns all the north facing units on 92 and has for decades. Might be a chance to break into smaller units if that owner ever departs. I’ve never seen a unit on 92 facing north for sale. Only south ones.

I think that the size of these units will matter. You can get smaller units in many nearby buildings for around the same price as this one. But they aren’t 4200 square feet with updated baths and kitchen.

This is a lovely remodel too. It doesn’t even look like a Hancock unit (other than the diagonals).
I would feel so detached from the world living that high up though. You can’t even see any real life other than airplanes. Lol. But the views ARE amazing. They should have included a night time one though. They have a dusk, but they need night.
Chicago is such a view city.
An acquaintance of mine who lives in the building on a low floor (around 50) says she thinks views are best lower down where she is. Because you can sit in a chair and see the lake. If you’re too high up, all you see is sky unless you actually get up and walk to the window.

I’ve heard this before Dan #2. You can’t even see humans walking on the street from the top floors. Weather is also very different and some call down to the doorman to find out what the temperature is like at street level.
They did do a great job with the updates on this place. Might make sense to switch around how some of the rooms are used tho.

In a good way though, i liked the feeling that nobody could find or bother me. ?. Couldn’t imagine it 70-90 floors up.
There will never be a shortage of people wanting to live in the sky though.

Not sure ad mentions the 75th floor is one of a few in the building with 11-foot ceilings. Not sure I’d want to face south on 75 – don’t think it gets you fully above the Ritz Carlton. Notice how photos south are tilted to show what you see if you don’t look directly out? That’s because a direct view would show you the very nearby roof of the Ritz Carlton.
