A 1-Bedroom Loft Within a Secret Courtyard for $399K: 22 N. Morgan in the West Loop

This 1-bedroom loft in Morgan Town Lofts at 22 N. Morgan in the West Loop came on the market in September 2023.

Morgan Town Lofts have 26 units around a central courtyard. The listing says it was built in 1942, but that’s the first time I’ve seen a date on this brick building.

It doesn’t have any amenities but it does have parking.

The listing calls Morgan Town Lofts an “oasis-like loft community” within a secret courtyard with a “true urban jungle feel.”

This is a top floor brick and timber authentic loft with a wall of windows and both east and west exposures. It has timber ceilings and exposed duct work.

It has it’s own separate entrance in the courtyard.

The living/dining and living rooms are all in one big great room as you would find in an authentic loft. It appears to have hardwood floors in this room.

There’s a stacked stone wood burning fireplace in the living room.

The kitchen is “white-on-white” with a “mile long” island and stainless steel appliances.

There’s a fully enclosed bedroom with a “feeling of serenity” as it overlooks the jungle courtyard.

There’s one bathroom with a tub.

The loft has an interior staircase which leads to a private rooftop deck with city views.

This loft has the features buyers look for including central air, washer/dryer in the unit and one exterior parking space which is included in the price.

This building is near the shops and restaurants of the West Loop and Fulton Market, including Randolph, Madison and Fulton street.

The loft hasn’t changed hands since 2010.

Listed in September 2023 at $399,000, are large 1-bedrooms in demand in this neighborhood?

Trisha San Juan at @properties Christie’s has the listing. See the pictures and floor plan here.

  1. There’s a 3d tour on Zillow

    Decent enough place

    Sad courtyard is sad

The RTD is going to be pretty much useless in the summer, 4 condensers running and you wont be able to hear yourself think

At 0 Down, its pretty close to this much, much nicer 2Br, 2100sf and what appears to be a fully usable RTD – https://www.zillow.com/homedetails/22-N-Morgan-St-APT-203-Chicago-IL-60607/62012569_zpid/?

I heard somewhere that it was much, more expensive to rent?!?

  4. Ooof. I cringed at the roof deck condenser situation. JohnnyU’s rental listing is a clear better unit if you absolutely had to be in this building but if you are looking for a pied a terre, the Subject unit is probably better. I feel like the Subject sorta priced in some needed updates and may get their ask but $370K and this will have multiple offers.

I will not be one of them however, since there are apparently renters in this building and I don’t ever want to buy into a condo that has any renters (or air bnb units)

Never? That sounds dangerous to me. A building should always have an “out” as things happen and an owner shouldn’t be forced to sell. It’s bad business for other owners if someone has to panic-sell.

That being said, any respectable bigger building should already have restrictions on STRs. Most high rises put those in years ago. Many also have rental caps as well.

I love this courtyard. So rare and it’s cool. Love that they kept some of the brick walls intact as dividers. Love that there are tables and other outdoor spaces owners can use. Love the trees and greenery.

    An oasis indeed.
