6-Bedroom Renovated Historic East Lincoln Park Row House Returns: 2704 N. Lakeview

This 6-bedroom historic row house at 2704 N. Lakeview in East Lincoln Park came on the market in February 2020.

But if it looks familiar, that’s because we last chattered about it in June 2018, which was the last time it was on the market.

You can see our chatter here.

It sold in 2018 after a full renovation.

Built in 1914, it is one of 4 row homes on Lincoln Park designed by Dangler & Adler.

If you recall, it’s 3-stories with a 4th floor set back that, according to the older listing, used to be a studio apartment.

This row house was sold in 2016 “as-is” and the 2018 listing said it hadn’t been lived in in years.

As of 2018, the row house had new Thermopane Low E windows, new copper plumbing and HVAC.

There’s now central air (just window units prior to the renovation) and a 3-car garage.

The property still has many of its vintage features including a living room with a huge skylight and moldings.

It has 4 fireplaces.

The kitchen has white and gray cabinets with 2 kitchen islands and luxury appliances along with the black industrial windows that are popular right now.

There’s a breakfast room off the kitchen.

One bedroom is on the second floor, three are on the third floor, including the master bedroom, and two are on the fourth floor, where the old studio apartment used to be.

It has extra features such as a theater room and an exercise room on the main floor.

There’s no basement or lower level.

There’s no yard but there’s a terrace off the kitchen.

But Lincoln Park is literally out the front door, so who needs a grass backyard?

The bathrooms have all been renovated in the classic white and black motif.

Listed in March 2018 at $7.2 million, the row house was sold in November 2018 for $4.75 million.

It came back on the market in February 2020 for $5.48 million, and remains at that price.

Will it get the premium the second time around?

Timothy Salm at Jameson Sotheby’s now has the listing. See the pictures here (no floor plan).

The wine cellar is weak. I guess it’s to show it could be a wine cellar but at this price point it should be there already. Bar situation looks OK but I’d need a testdrive.

  5. Realtor speak can be so bad considering this is the 3rd time someone can own this place in the last 4 years.

  6. “taxes are criminally low”

    AMV = $2,173,330

So, yeah. Should be at least twice as much.

“built in 1915 by famed architects Dangler & Adler”

haha. maybe get the firm name correct.

    “10,018 square feet”

Only if there are 5 floors, not 4 and they filled in the skylight. building is ~2,000 sf footprint.

  7. Near the driving range. Skylights look like the Art Institute. Is this property staged? Or is it the actual furnishings of some Nouveau riche person, everything looks brand new off some showroom at the Mart like Holly Hunt. This is an obviously sweet property though.

  8. “Is this property staged?”

Surprisingly not. The video tour shows the property in a less sterile condition — more personal items around.

Other listing said it included more than the building.

Post COVID? No one will give a shit. Everything will be back to normal “post” COVID.

  12. This is a beautiful property. I love the renovation.

Lots of competition at this price point. 3-car parking will be a big selling point for some, though.

Right. About as normal as things returned to post 9-11.

  14. “Right. About as normal as things returned to post 9-11.”

Post COVID means there’s no COVID, or it’s contained and traced.

So, yeah. Things are pretty “normal” in China, Korea, Thailand already. Few are wearing masks in Beijing now. Gyms are all open. Schools just reopened. Theme parks are open.

Humans are amazingly resilient and want to live their lives.

  15. Can’t wait until MLB and the Cubs return to the GZ. Of course, without Theo Epstein who will give up his own multi-million dollar job, for equality’s sake! Anyone want to bet? Theo will show virtue, not hypocrisy. Right?

The Red Sox released a statement today talking about all the racial slurs that are yelled at players – from their OWN fans at their home park- and also at various employees who work in security and other aspects of the ballpark.

They said they remove those fans and ban them.

    Wrigley should do the same

  18. “The Red Sox released a statement today…”

Today? LOL, alot of people are cleverly releasing statements “today”. It’s all a joke.

Once again, American cities are not racist. They are minority white, and 90%of the whites are anti-white racist sympathizers. There are not racists anyone can identify, so they created the mythical term that’s it’s “systemic” all the while colleges and gvt. and corporations have already instituted anti-white racist quotas.

I have been to 100+ Cubs games and have never once heard racist slurs.

You’re either a liar or a propagandist. What you say is false.

And did anyone see the MLB draft tonite? LOL!! Theo Epstein was sitting in his mcMansion, with a grand piano (I kid you not) in the background, and his laptop for TV had a “black lives matter” sticker in plain sight.

Now, this hypocrite could live in a cheaper house, sell his piano (for show only), and give that money to the poor. He could forfeit his job to a black executive. Will he? No, he is good for platitudes and self-serving and self-segregation away from the diversity he cheaply and dishonestly purports to support. It’s sick stuff.

On the other hand, Democrats are known racists – from slavery, to KKK, to Jim Crow, to separate but equal, to segregation, to welfare and then welfare reform. Democrats have always been the party of racists. So when Chicago hasn’t had a republican mayor in 100 years, and same for most major cities, it doesn’t shock me when people say the system is racist. Of course it is. Democrats ARE racists. Democrats designed the system in major cities. Democrats and 200 years of racism are Democrats. You can’t take 200 years of racism, starting with Thomas Jefferson and his slaves, up through the present, and somehow come to the conclusion that Democrats aren’t racist. Even today, Democrats are still racist – it’s the same party, the same ideas, the same people, nothing has changed. The black lives matter movement – all 9 unarmed black men killed last year (compared to 15 of other races) – is based on a lie, but the idea behind the racist system designed, implemented and propagated by Democrats might very well be true. I don’t doubt every Democrat is a racist, either openly, or in secret. Democrats always have been and continue to be the party of racism.

  30. “You realize they lost money right?”

I didn’t say anything about the former owners losing or making money.

The fact is, another $4 million home has sold when everyone keeps saying the city is doomed and will never come back.

    It’s laughable.

The upper bracket is smoking hot. There have been numerous $4 million+ properties that have already sold so far in 2021. This is another one.

    Sizzle.
