6 Months Later, 2-Bedroom Lakeview Duplex Down Loft Is Still Available: 1140 W. Cornelia

We last chattered about this 2-bedroom loft at 1140 W. Cornelia in Lakeview in June 2012. Back then, it was a 3-bedroom loft (not sure what happened to the third bedroom).

At the time, it was listed for nearly $25,000 more than the 2008 purchase price.

Many of you thought (surprise, surprise) it was overpriced.

But apparently so did buyers as it is still on the market and has been reduced another $45,000 and is now listed below the 2008 price.

If you recall, like your standard loft, it has exposed brick walls and timber ceilings.

But it also has 3 levels including a family room on the lower level along with one of the two bedrooms and a 5×4 office.

The kitchen has granite counter tops, maple cabinets and stainless steel appliances.

There is also a private roof top deck and garage parking.

Is this now priced correctly to make a sale?

And how much does your answer change when it goes from a 3-bedroom to just a 2-bedroom at this price point?

  1. Perhaps the decor is hurting this place. It’s in a nice area and the price seems reasonable.

    The staircase is really scary though. They should add a railing or some sort. It’s never going to pass inspection without one anyway.

  2. Yeah I was going to say the eastern european decor is really making this place look cheapo, but some parts of it are still a hot mess for this price point, especially with it being a duplex down I’d have a hard time seeing this sell for over 450k, maybe even 400k

  3. Were they previously double counting the family room as both a family room and bedroom? Also, I would not call a 5×4 space a room or office…sounds more like a closet.

    The price is more realistic now but I wouldn’t be surprised if this needs to go under $500k to find a buyer.

  4. I bought a 3/2.5 duplex down around here for $409,500 in July…while it would be great for us if they could get their price, it’s not going to happen. Given how little inventory there is right now in Lakeview, this shouldn’t still be on the market. The only thing holding it back is the price, I think it needs to come down to under 475k at the least.
