6 Months on the Market for This 2-Bedroom Wicker Park Loft: 1259 N. Wood

This 2-bedroom loft at 1259 N. Wood in Wicker Park came on the market in August 2019.

Converted into loft condos in 1997, this building has 30 units and parking.

It has 14 foot timber ceilings and exposed brick walls.

Both bedrooms are fully enclosed and have frosted windows to let in natural light, but neither has an actual outside window.

The kitchen has dark cabinets, stainless steel appliances, a kitchen island and Silestone counter tops.

The loft has an accent wall and powered blinds along with a private balcony.

It has the features buyers look for including central air, washer/dryer in the unit and parking is included (I can’t tell if it’s garage or just an outdoor spot.)

Originally listed in August 2019 at $449,000, it has been reduced $10,000 to $439,000.

After the financial crisis, Wicker Park was one of the hottest neighborhoods in the city.

Has Wicker Park lost its shine for condo buyers?

Michael Hogg at @Properties has the listing. See the pictures here.

  1. Of course nobody would ever conclude from the performance of a single listing that “Wicker Park lost its shine for condo buyers”, right? There has been plenty of activity in that building in the past year and similar size units have sold for less than and more than the list price of this unit. I’m sure the layouts vary quite a bit. Unit 201, listed at $460K, is under contract. It’s a corner unit, nicely staged, and the photos clearly show both bedrooms with windows. It has a very robust description. This unit is vacant and you can’t tell if the bedrooms have windows or not and the description is pretty basic.

I’ll bet the sellers ar perplexed that 201 sold and theirs didn’t.
