Get a 3-Bedroom in East Lincoln Park for Under $650,000: 1920 N. Clark

This 3-bedroom in the Lincoln Park Villas at 1920 N. Clark in East Lincoln Park came on the market in January 2020.

The Lincoln Park Villas were built in 1974 and have 45 units and attached leased parking.

There’s no doorman.

This unit has east views of Lincoln Park from the 23×4 balcony and you can walk to the beach, zoo and the farmer’s market within minutes.

The listing says it had a complete gut rehab in 2018.

There are now European white oak floors throughout the main living areas.

The kitchen has white cabinets, stainless steel appliances and an L shaped quartz counter along with an adjacent breakfast bar and wine refrigerator.

There’s a large master bedroom with a walk-in-closet and a “spa-like” master bath with a rain shower big enough for 2.

The bathrooms have marble and quartz countertops.

There are motorized shades in the bedrooms.

This unit has in-unit washer/dryer and central air. Parking is leased in the building but it doesn’t say how much.

In addition to the private balcony that stretches the length of the living/dining room, according to the listing, the building rehabbed its own common rooftop terrace in 2017.

Located on the 18th floor, the rooftop terrace looks like a private hotel bar.

Listed at $649,000, and all the work already done to the unit, is this a deal for someone looking for a 3-bedroom in this neighborhood?

Michael Quinn at BQS Realty has the listing. See the listing here.

  2. Guessing it was really ugly in 2015 and they gut rehabbed the place?

TBH in this market it’s not a terrible deal for a 3 bed in this location – the living room even looks east.

The only issues are that it looks kinda cramped outside the living /dining area, I think it has popcorn ceilings? and there is a streetlamp right outside your living room at night. Oh, and pretty gross views of alleys / backs of other buildings from the bedrooms, but I suppose that’s better than looking at a brick wall or something.

  3. Those assessments are low! I pay about the same for a one-bedroom in a nearby building that’s similar, albeit older building.

“I think it has popcorn ceilings?
While I can’t tell from the photos, I doubt they left a popcorn ceiling after this extensive a renovation.

  4. “European white oak flooring”

Engineered hardwood, so at least they correctly call it ‘flooring’ instead of implying full hardwood.

    “Awesome pics!”

Would be better is the interior shots were in sharp focus. That soft focus crap is why there is a thought that there might be popcorn ceilings.

    Yes. Prior listing pix:

Opened up the kitchen, as well. Took it from the 80s to contemporary.

  5. 7c just sold in December–presumably has the same basic floorplan (pic 21)–for $580k. Not nearly as nicely finished, imo:

  6. Good location but I don’t consider this a high-end building and can’t imagine paying that much for a unit here. Having no doorman is just one giveaway. It was a cheap building probably built as a rental and it’s on a busy stretch.

Well, maybe I’m being too harsh. I suppose $650,000 for a 3-bedroom in LP is a bargain. A nice building around here would cost a lot more for three BR.

  7. Ugh – just looked at photos. Low floor -not good. Someone should have closed the drapes before photographing the bedrooms, but I’ll give the seller kudos for honesty. No way I’d pay $650 to live with half of my windows looking into an alley. Maybe if it was in a nice vintage low rise building. But not in a crappy 1960s high rise.

No doorman. It’s a huge cost.

  9. I’m going to hijack this thread to ask the chatterati:

Are these the ORIGINAL kitchen cabinets and bathroom finishes in this Marina Tower 1-bedroom? The kitchen cabinets are pink! The toilet and bathtub are light blue!

    I love it!

It’s already under contract (in just days) so maybe someone likes the vintage features???

Yes, those are the original kitchen cabinets and toilet/bathtub. The kitchen cabinets are made from sheet metal. A lot of units leave these in situ because of the kitsch factor.

  12. Love the cabinets, but a question about Marina City: Every unit has those incredibly ugly built-in AC units over the balcony doors. I assume they’re original. Are they still functional? Can they be removed?

Thanks Anonemoose. The kitchen cabinets are amazing. Lol.

  14. @Dan #2 –

Do you mean Marina Towers? I can ask next time I see my friend who lives there. My guess would be that the AC units are replaceable and that it’s not worth it to install something like a Space Pak.

A majority of the units at the Towers are wedge shaped. It makes cooling technically more efficient because the unit gets narrower the further away from the unit that you get. And there’s also the fact that the only windows in a unit are the sliding glass doors at the end of each unit that provide a place for the water drainage from an AC.

  16. “Do you mean Marina Towers?”

Where are Marina Towers located? In Marina City. Are there other residential units in Marina City other than those in Marina Towers? No.

What’s the website that has all the info on the residential units?

    http://www.marinacity.org

Yes, the Condo Association is called “Marina Towers”, but asking about the condo units in Marina City is describing the same thing.

  17. True, anon. I didn’t really understand that question. I’ve always thought of it as Marina City.
