842 W. Belle Plaine Sells Out Within 90 Days in Buena Park

When we last chattered about 842 W. Belle Plaine in February, the vintage conversion in the Buena Park neighborhood of Uptown (or is that technically Lakeview?) was selling fast.

The final unit just went under contract which means that its 11-units sold out in about 90 days.

In our prior chatter, everyone seemed to agree that realistic price points and nice finishes were behind the quick sales.

Apparently, at least half of the units have also actually closed on their contracts.

  1. Congratulations! I do like the finishes, and that there were actual photos to accompany the listings. Here’s a happy story for everyone.

    Side question: does anyone else have the tiling on the walls in their bathroom like shown above? Looks nice in the photo.

    They all sold for #21k over list price. The listing was asking $30k for parking so it would appear that all purchased parking for around $20k.

    Thanks for the feedback. I haven’t altered much of my place since moving in and am feeling a bit itchy to make changes so sprucing up the bathroom (rather than a remodel of something) seems like a good project to tackle. That or making my back terrace look like the crazy one at the Vetro (minus the kitchen).

    Just don’t tear out your kitchen and run out of money mid-rehab. Seriously just the mention of that Vetro unit gives me a good laugh these days. Outdoor kitchen in Chicago…LMAO.

  7. These are beautiful rehabs, even though they just HAD to have the darn open kitchens. Still, lovely units.

    They were obviously priced just right. However, sellers of “comparables” that lack the polish and finish of these units, need not expect the get the same money. Buyers are not that dumb, and they’re much choosier and more demanding than they were back in 2005 or thereabouts.

    Heh, yah, I don’t think I’ll be moving the kitchen outside and then doubling my nearest comp’s ask. I do love grilling so I’d go for a built in grill with counter space… a sink w/ drain would be nice for making drinks during parties but I don’t see myself preparing meals outside.

    I do put a premium on outside access; just being outside today made it worth it for me.
