  1. Looks wonderful at first look-beautiful, great location… but then in the virtual tour I noticed little things. Back deck looks like it is off the master, and it’s all OPEN. Augh. Maybe it would be possible to build some partial walls to separate the dining room, that would make a huge difference. And it actually looks kind of small? What is the *real* sq. footage I wonder…

  2. I was online yesterday looking at the wide range of vintage condos and co-ops for sale at present. Many nicer units at lower price point, located on nicer blocks in Gold Coast/Lincoln Park.

    Gut rehab stripped out original architectural character/woodwork. Unit is in a formerly working-class three-flat building squeezed between two adjoining buildings. Charm factor limited to front porch’s roof deck and kitchen, bathroom, and livingroom millwork, otherwise it’s brick wall views in close quarters. Doesn’t seem like a half-million dollar home in this market.

    any examples? im looking in those neighborhoods and unless you want to pay a $1500-2000 assessment/mo, i dont think there is anything this nice in GC for $500k.

  4. Talk to me goose, I think is i am dropping a half mill on a place i would like my kitchen cabinets and my island to have the same grain of wood or at least have the same color stain.

    And i thought we agreed it needs to have red knobs to be listed as a “chef’s Kitchen”? please resend out the memo.

    Architect, do you think this explains the diagonal planks in the LR, and do you think that also means that there is no glorious wood beneath the carpet?

    Other question: is there really no ass fee?

    Otherwise, the rehab seems reasonably tasteful, and the unit seems bright, in spite of being squashed on two sides. Still seems that half-mil-plus is a bit too much for a unit in LV of this size and for not being top floor.

    This place baffles me. I can see it (quite clearly) from my roof deck and I’ve watched it go up and be on the market FOREVER. I don’t think that anyone has permanently lived there – but I could be wrong – just going from walking past it 3 times a day…

    It looks nice, but the price seems out of line for what you can get in the neighborhood. Two doors down the people bought the lot in between and turned it into a nice yard.

  11. Nice looking place. It will probably move for around $500k. The previous price point was too high since there was no decent financing available. Now it is getting to the point where the power couple can buy with a decent down payment and get a conforming $417k loan or less.

    actually i dont, But contrasting to the point where type, stain and grain is different. it visually hurts my feelings.

    Contrasting wood is a delicate art that scares me. I am not nearly secure enough in my design skills to use contrasting wood. This island is an example of why.

  16. The design concept behind non-matching cabinets/island does not work in such a small and open kitchen plan. In a large “country style” kitchen the island can be made to look like a vintage/antique piece of furniture. In this situation it looks like they could not match standard stock cabinets and did not want to spend the money on custom.

    You get the gator deck *and* a full roof deck. Of course, the floorplan proves that the 3400sf is BS–the roof deck is 17×56 or 952 sf, and the actual footprint isn’t quite that big. The real total interior space is less than 2900sf.

    Maybe the 3400 sf is with deck(s). 🙂 They have lowered the list $50K in the last month but, who knows, maybe they’ll jack it back up for the summer.

    My wish would be for a list of posts with comments w/in the last 72 (or whatever–24 would even be okay) hours, for catching up on singleton comments on old posts, especially from newbie commenters (who seem to get slotted by submission time after the moderation hold). Not sure if that’s hard or even possible.

    And with a fair approximation of usable interior space–deduct the 800 (net of the stair cupola) of the roof deck, you get 2600sf, which seems about right, net of walls + stairs.
