I don’t know much about this neighborhood, but the unit itself looks pretty (except for that horrible wooden porch that all these style homes seem to include). I also love the painting of the dog in the office.
Seems like a long walk to Andersonville from here, even though the listing boasts about that. Sheridan Road is the main drag here, and it’s not too attractive.

Agree that A’ville is a long walk, but I’d certainly put B’way ahead of Sheridan as the main drag around here, even tho it’s over 2x as far.

those cheap/ugly fireplaces every condo has now are terrible. I love me a vintage fireplace, but would rather have nothing than an ugly one
Wood decks rot quickly, even when well maintained, they don’t seem to last past 10 years. To fix it up, will likely require a strong HOA…. Plus, I don’t like how the stairs are communal and people could be traversing the stairs very near to your space. Oh, and don’t forget the porch collapse when the neighbors have a party.

Only when they are built with the wrong type of wood. A well-maintained pressure-treated wood deck should last 30 years, easily.
Had a friend that lived nearby. Guests were warned in advance before visiting that NOTHING should be left visible inside their parked cars. Has this neighborhood become “better” in the last 3 years?
Broadway may be the main drag around here, not Sheridan, but I don’t think anyone would brag about Broadway in this location. Although there are some good restaurants (especially Asian), it’s not what I’d call an attractive stretch. Certainly not like Clark in Andersonville, which is very attractive and walker friendly.
I feel the same about Margate Park as about Buena Park. They’re two very nice little neighborhoods with some great residential buildings, but the surrounding areas hurt them a lot. They seem isolated.
I think this is a beautiful unit although I don’t like that it doesn’t have a dining room. Who really carries food from the kitchen all the way down the hall through the living room to the sunroom to eat? That dining room table is just for show!
This definitely is not walkable to the Andersonville shops I think of on Clark further north than this. Also, I think in this area, it’ll have to come down below $300k.

In comparison to Sheridan in this stretch, it’s flipping Parisian. Ugly, sure, but useful and relatively busy.
Agree that A-ville is a bit far to boast easy walkability. Definitely walkable but not exactly close-by.
Argyle east of Broadway and west of Sheridan has lots of great eats. Lawrence/Broadway intersection is also good for food and drink and is a quick walk.
Granted, neither has the A-ville caché.
Anyway, attractive space, good room. I agree that in Uptown, prices have been very hard hit. Probably needs to go to $280k-$300k. I’m bullish on Uptown’s future but I think reasonably realistic about the Uptown of the present. Prices just aren’t where these guys are asking.
The housing stock on this side of Broadway in this area really is quite nice – but unless you go north closer to Foster you are trapped behind some areas that have fallen on hard times. This could be considered to be behind the “Asian” section of Broadway, thereby avoiding the stigma of the Lawrence and especially Wilson L stops, but it may still be too close for comfort for many buyers.
I’d go north to http://www.redfin.com/IL/Chicago/941-W-Winona-St-60640/unit-2W/home/13399617. Yes it is basically devoid of modern finishes, has smaller bedrooms, is not on the top floor and has no A/C, but it has a dining room, more sqft, vintage woodwork and, most importantly, is actually walking distance to Andersonville.
But at or below 300k I think these both might make sense for some buyers. They certainly have the room needed to raise at least one kid as long as you feel comfortably far from the crime in Uptown.
Its a bad neighborhood plain and simple. You can hootch these ‘neighborhoods’ up by adding ‘Park’ after everything here but it’s still Uptown, is crime-ridden and will only get worse by the week. Some new social worker from Tuscaloosa will eventually buy it and try changing the world like the last 3,000 of them but I wouldn’t even temporarily rent there. No, don’t even try throwing Andersonville in there as a selling point. The 151 bus is now well known for exacerbating the bed bug problem too.
Jenny, you must be kidding. Either that or you haven’t noticed that the back porch and communal back stairs you see here is an element of thousands of Chicago housing units, if not hundreds of thousands. Dinging this condo for having that porch and stairs is almost like dinging a Chicago listing because winters are cold at that address.
it’s all one’s point of view ….. I’ve lived in uptown 3 years and love it ……. people may not look like you but they are real people and not pretentious types …… I’m glad certain people dislike uptown because they would ruin it for the rest of it ….. only crime I have experienced was when I lived in lakeview …..
