Built in 1876, the listing simply says the lot size is less than .25 an acre. It’s unclear if it’s a smaller than average Chicago lot.

Located across from St. Michael’s Church, it has hardwood floors on the first level which includes the kitchen, the living room and the family room.

The laundry can also be found on the first floor.

The kitchen has white cabinets and counter tops along with stainless steel appliances and an island.

There’s a 25×8 deck off the family room but no back yard, per say.

The house has the preferred layout of 3 bedrooms on the second floor including the master bedroom which has skylights.

There’s also two bathrooms on the second level and one has a double vanity.

The lower level includes a recreation room and a fourth room which, the listing says, could be a fourth bedroom.

There’s also space for storage.

It has other features buyers look for including central air and a rare attached 2-car garage (the attached part is rare.)

The listing says its in the Lincoln elementary school district.

With many duplex downs now selling around $1 million, is this house a deal?

    Went to the open house this weekend. The basement has low ceilings – the highest point is just under 6 feet with various lower hanging points where HVAC runs through. One of the smaller bedrooms does not have a closet. Cabinets are not high quality.

    There are nice things about this house. The use of skylights helps to offset the fact that this house does not get a lot of light (the church is a three story brick wall directly across the street and there is substantial tree cover). It’s a good configuration with three bedrooms and two baths up, with a half bath on the first floor.

    However, the garage is not a two car garage. Just look at the dimensions on the floor plan for proof.

    That being said, I can see this going quickly but under list.

    Pretty clear it’s a short lot. 75-80′, it would appear, without going to GIS or plats.

  8. Ya, they better get a handle on the Marshal Field situation. Its getting pretty bad over there. Basically shootings every week now. In addition to the car shooting there were 3 shot by Seward Park this weekend as well. I couldn’t imagine paying a million dollars to have shootings, drug dealing and fast food garbage out my front door.

    Being between the Ogden Corners Apartments and St Michaels isn’t so great, but in general, if in the proper OTT, I’d rather be west of North Park (.25 miles east) and definitely not on Wells itself.

  12. A 12-year old got jumped and had his phone stolen on Eugenie/Sedgwick (eg. just on the other side of St. Michaels on Eugenie from this place), within the past few days if I am not mistaken.

    I love this area, this is my hood, but the crime emanating from Evergreen and Hudson is truly out of hand. The criminals know there are absolutely no consequences for their behavior. Check out CWB for the latest on violent offenders now being let back out on the street with a slap on the wrist. Where is Bernie Goetz when you need him?

  13. Back to the topic at hand…I actually wasn’t expecting to like this but I think it is very cute. I wouldn’t pay more than $800K for it, but I am not the target market – – someone with kids who wants to be in this school district is. It appears very well maintained albeit no recent updates. Everything that was done was done in a nice neutral way. Proximity to parks means not having a private yard isn’t really a huge deal. Bauler park is a little bit north on Cleveland and full of toys. I am short so the basement issue wouldn’t bother me but I can see how that cuts down on the value of the place.

  14. Maybe it’s the lack of furnishing, but this home seems to have zero personality inside. Cute enough outside and a pretty good location, though I’d prefer to be a block or two farther north. Maybe someone with good taste can buy it and make the interior homey. I guess the price is relatively good for a home in this area. If you have to have an SFH in LP and don’t have a gazillion dollars, I suppose you could do worse. But it doesn’t thrill me.

    The attached two-car garage is unheard of in LP, so kudos for that. And I’d rather have a deck than a yard any day. We have a big back yard and haven’t used it much since our teen kids were little.

    It’s a one car garage. But yeah, attached is nice. And having parking with one of those old worker cottages is nice since you are limited on what you can do with the property.
