The Park Newberry was built in 1996 and has 182 units and a parking garage.

It’s a full amenity building with an exercise room and doorman.

The listing says this unit has a 4-season view of Washington Square Park and the Newberry Library which means it faces north.

It has seen some updates including “remodeled” hardwood floors.

There’s a brand new gourmet kitchen with white contemporary cabinets, as well as black cabinets on the island, and top of the line stainless steel appliances along with what look like stone counter tops.

The master suite has 2 walk-in California closets and an en suite marble bath with dual vanity and spa bath, which was not remodeled from the prior sale.

The unit has an actual laundry room.

It has the features buyers look for including central air and main floor deeded parking which is included in the price.

This property sold in 2017 for $680,000 and has come back on for $210,000 more, at $890,000.

When this building was originally constructed, white kitchens weren’t in. Maple cabinets and black appliances were.

If you want to sell in 2020, do you need a white kitchen?

  1. I hate this building so much. It’s a perfectly nice looking building for Oak Brook or something, but such a missed opportunity here, across from Bughouse.

    All the crap on Clark along the square is, too, with it built in the late 90s with defensive designs more appropriate for the early-80s. I get it–Cabrini still had residents, and was 3 blocks away, but still a missed opportunity.

  2. If I am not mistaken this is Magellan’s first (or one of their first) ever buildings. A long way from Aqua and now the Wanda Vista. Yes this is hideous but there are certain things I like – – for example, the toilet isn’t right next to the tub in the master so you aren’t soaking and staring at it or resting your head next to it. That’s a plus.

    Not sure I would want a view of other folks’ outdoor space though.

  3. Looks nice to me. But the price seems high for this area. Isn’t this sort of middle of no where? Past river north but before old town really gets going?

    Price seems really high but the renovation looks nice. Seems like someone renovated to move in because the wall paper looks a little too individual.

    This seems fully priced for a good real estate market. In the weak market now I don’t see this thing moving.

  4. I think a price in the mid 700’s is very reasonable.

    It’s a nice renovation and amazing location. It’s also a hideous building that looks like it belongs in Lombard or downers grove. It’s also on the third floor.

  5. 890 is crazy – not just for the price, but considering the taxes and assessments are 2k+ per month besides that.

    Nobody looking for a 1600 sq foot 2 bedroom in Gold Coast would pay that for this place – there are a lot newer and nicer buildings at that price point.

  7. I may be the minority on this, but those floors are hideous! I hate the uber white and black look of this place! Finally that wallpaper in the second bedroom?!? I know it is all cosmetic, but it is a negative, not worth extra $$!

    It would be interesting to hear what the blog followers have to say about the 600 N Fairbanks building. I think architecturally its a really cool building and does have quite a few units for sale including a penthouse unit. Perhaps you can do a post on one of the units?

    Isn’t that a Helmut Jahn building? Lots of concrete and glass. The standard 2 beds feel super, super small. like 1100 sq. feet. Lots of noise bc it’s a busy intersection.

    Great location if you work at northwestern or elsewhere downtown.

    The penthouse units are pretty sweet – Especially chance the rapper’s – but otherwise I don’t think it’s worth the premium pricing.

    They recently redid the rooftop deck and it’s pretty awesome.

    I’m friends with a surgeon who owns one of the larger units, he bought it when the market was down and got a decent deal ( I think 2 . something mil? ) – I believe chance paid around 5 mil for his.

    Overall, great if you are rich and can buy a high floor penthouse. Otherwise, feels cramped and cold for the sub million dollar units.

    Also like that they didn’t update the tile in either bathroom. Bet that’s a pretty jarring transition from 2014 to 1996.

    I can’t tell if there is a door to provide some privacy for the person using the toilet. Otherwise, it seems rather exposed.
