  1. Just a human interest comment. When I came back to Chicago 23 years ago I lived 3 doors down (across the alley) from this building. Shared the basement unit with a former classmate for a year until I moved my family here. I actually sold the building across the alley which was then torn down to make a side lot for the house next door. That transaction was one of the most interesting in my career because of how the owner ended up in a distressed situation.

    Anyway, at the time the Gaertner building was a piece of crap. I think it was vacant. These developers amaze me.

  2. Anyone have one of those 4-door samsung ‘flex’ fridges? Do you like it? Do you use the ‘flex’ feature at all? If so, does it work well?

    At the price, it has to be finished ‘perfectly’ in the buyer’s eyes. Lot of little stuff I don’t care for, but it’s nice, and someone will prob buy it for $640+

    Your story just reminded me that the other day, my neighbor across the street (a retired Trib reporter) was telling me about how he rented a unit for like $50/mo on Burling St early in his career, in a place that was torn down to build one of the current big homes. I was thinking about Chrib Chatter while he told me his story!

  4. nice place. no windows in either of the 2 bedrooms is a deterrent.

    my view on any appliance that’s either Samsung or Lg…just no.

  5. It’s interesting to see how this property has bounced since the height of the pandemic. This last sold after the BLM protests and before the vaccine was announced. That was the “low” for city prices during the pandemic.

    Back in the day, I lived a couple doors down on Wrightwood. The now-Starbucks was Hitchcock’s bar. Loved this neighborhood at that time – good for public trans, with a couple small parks nearby.

    Oddly, I don’t recall the Gaertner building at all (maybe bc it was “a piece of crap,” as Gary said). I like this unit, which looks nicely done. Love the walk-in pantry, Murphy bed, built-ins and dark doors. Great to have parking in this area, too.

    Even worse if it is a monolithic color added on top of (or replacing large areas of compromised brick on) a decades old building that has aged-in color variation.

    so err is the implication that the intent is two toned brick scheme? versus the builder could only get so much of one color from the supplier?

    Intent, Architect specs the products. Either a brick Mfg standard mix of bricks (https://www.beldenbrick.com/brick?p=2) or will spec a blend of different brick ie 25% each of bricks A,B,C,D. The latter can be a PITA as architects are wont to do, they’ll jack around with the ratios creating 20 mock ups that no one can tell the difference.
