This unit was last on the market in June 2020. I thought I had cribbed about it during that time, but I hadn’t. I think it went under contract too quickly.
It’s back on the market at $825,000, or $109,000 more than the 2020 sales price of $716,000.
Will this unit sell quickly again in 2023?

I’m trying to give them the benefit of the doubt re: the tv in the otherwise lovely and civilized dining area. Is a family member or close friend regularly appearing on tv at dinner time? Were they sharing meals with folks via Zoom in the early pandemic days, wanted something better than an iPad propped up, and just haven’t gotten around to taking it down?

A dramatically improved unit, but only a little ahead of PP+CPI ($394K).
To the feature:
from streetview, the garage door fill was replaced (covered?) sometime between June and November 2021.
Their decor may be distracting a little, as the unit itself seems nice overall.
Is the dining table a limited common element?

When the folks I sold my condo to went and sold it years later I was reminded that they took me up on my offer to leave some of my furniture behind. The rug, bar stools, night stands….almost thought they were recycling my listing photos…

Given that there are just 26 properties priced from $750k to $900k in LP right now, I’m sure that buyers looking in this neighborhood will be looking at many of them. This is why most properties are going under contract nearly immediately. The inventory is just really, really low.
But we’ll see what happens in September and October if these mortgage rates remain this high, or go higher. Will inventory start to build as buyers move to the sidelines? Will sellers stop listing and wait until the spring?
I still can’t figure out the outdoor space. Which is private to them and which is shared? I get it that the deck off the primary bedroom is private. But it doesn’t seem like the others are.
Also, no one can complain about this property not having a powder room on the main floor.

I didn’t even give this a second thought anonny because everyone I know in the suburbs has a television in their kitchens/family room combo area so they can watch it while cooking. Haven’t seen it in the dining area, though, per say. But the kitchen, yes.

Some people use TVs as portraits to display revolving or static art. I saw it on TikTok so it must be true.
