This 2-bedroom free standing coach house at 1234 N. Dearborn Parkway in the Gold Coast came on the market in July 2023.

Built in 1903, this is a 6 unit condo association with a small, luxury condo building in the front, and this free standing coach house in the back, which became condos in 1998.

There’s no parking or amenities.

The main floor has polished concreted floors, 12 foot timber beam ceilings, exposed brick walls and a gas fireplace.

There’s also a small office space under the staircase and a powder room.

The first floor has a “chef’s kitchen” with wood cabinets, Viking range, dual dishwasher, what looks like a farmhouse sink, tumbled granite countertops and a peninsula with seating for 3.

The second floor of the coach house has the two bedrooms. The primary suite has a spa bathroom with  steam shower and skylight.

There’s also a second en suite bedroom.

The listing also describes an “escape room” with a back exit thru a secret wall but doesn’t show pictures.

It has features buyers look for including central air, washer/dryer in the unit but there’s no parking.

It has a garden in front of the coach house and this is what the 2020 listing said about it:

“The newly finished blue-stone terrace adds privacy and serenity to entrance to the home year-round and is large enough for dining, grilling and lounging with family and freinds. NOTE: Only 2 of the 6 units at the building enter through the south entrance. The terrace is rear is common, but day to day, only the units in the rear use it as other units have terraces facing south and rear decks for griling.”

The coach house also has a rooftop deck that is apparently accessed by an outdoor spiral staircase, but there’s no pictures of it.

This building is near the shops and restaurants of Rush Street and Division Street as well as the Jewel and the Aldi supermarkets.

Listed in July 2023 for $1.2 million, it has been reduced $100,000 to $1.1 million.

This is still $300,000 above the 2020 sales price of $800,000.

  1. Nice place with some cool/unique details, but not worth anything near $700/sf

    Not controlling the patio right outside your door is a no-go

    I like polished concrete floors, but its difficult to tell if this was a quality job or if they ground the floor and used a high solid stain. They’re listing radiant, hope they put infloor heat or the floor is going to be cold in the wintertime

    isn’t that what most people mean when mentioning radiant heat? they mention heated floors under Interior Features.

    Radiators? I’ve also seen it where they call it out for electric heat in the Ba floor being “radiant heat”. (Technically correct, but…)

    IMO it’s a unique and very desirable feature, and at a minimum def worth including in the description

  7. Very unique, for sure. I like the wood beams on the main floor. Second floor a little devoid of character for me though.

    Anyone have any pictures of the rooftop deck?

This is a really cool space (especially the ground floor), but with no parking, no amenities, very little privacy, no view and so close to the Walgreens/Dearborn crime corner and the rowdy & loud Division and Dearborn bars, it seems wildly over priced. If it sells for over $800k, I’d be surprised.

  9. If the spiral stairs are the only way to access the roof deck one will never use it…also wouldn’t be permitted today as the roof deck needs two modes of egress in the event of a fire. If that patio right in front isn’t private to this unit than that would also be a deal breaker for me. No parking and no other amenities and the proximity to all the nonsense / shootings and drug dealing at the Division Red Line stop make this a no-go for other reasons. definitely sells for something closer to $900K.

    Steel door is only access the trash in the alley.

    Wonder if one could convince the association to allow a re-routing of the path to that door?

  11. How are they getting the square footage? They have magically added 500SF to what you can actually use somehow.
