The listing now also includes two years of paid parking (as the parking – or lack thereof- has been the source of much chatter.)

The house still has luxury finishes and is an “eco-friendly” restoration.

    I’m guessing the parking is at the Orleans House, on the corner of North Park and Eugenie (about 100 feet away). The nearest other parking, with any significant number of monthly spots, is at Pipers Alley. Of course they could be renting from an individual closer to the house.

    Parking tops out at about $200 per month in that neighborhood, so this is effectively a $4,800 incentive.

  2. If Matt’s estimate’s are close, that effectively lowers the price from 1.985 to 1.98…should be snapped up soon.

  3. I was sooooooo not going to buy this 2 million dollar home until they threw in that 5k worth of parking. Realtors crack me up sometimes.

  5. Beautiful house, but… yeah… $568 a sqft is a bit steep for this place isn’t it? The finishes are wonderful but it doesn’t even look like a full size lot!

    chichow – yep, that is the Orleans House. One of the worst looking and out of place buildings in the neighborhood. Has a bit of a frat-house feel to it.

  7. Anyone know what a reasonable $/sqft is in the area for this type of property/quality? This struck me as significantly overpriced but I’m still learning the neighborhood. It’s shocking to me that a realtor would come back with a $15,000 reduction on a $2mm property. This is not going to end well for someone here, either the realtor is incompetent or the owner is eyeballs deep in debt and just “can’t” go any lower.

    I’m parking nearby in a garage @ $225/mo, fwiw.

    Check the prior posts (one linked above, the other linked in that one). Seems likely to be somewhat overpriced (given the market) and less likely that seller is “stuck”, but may be unwilling to take a hit.

    actually, now that i think about it, i’ve got 2 spots for a total of $225/mo, $200/mo is probably generous for the value of parking in the area.

    -extremely unlikely that “old towner” does not have a vested interested in this property.
    -looks like a fantastic place, although the listing is a bit misleading.
    -add on-site parking and/or more land and it’s an entirely different story. as is, i don’t think this place is going for 1.9+

  11. This is the same agent that has everyone’s favorite Chinatown brothel/movie set at 1908 S. Louie Parkway. That was initially listed at $1.19 million and now it is listed at $799K — just a $400K overshot on that one (so far).

  13. I think 90% of us cribchattererers have “tried” to drive in this area. and at what point on any give saturday would you think a car would be an asset here.
    Yes it would be nice to HAVE a garage or parking on site,
    just think a nice saturday afternoon during the old town art fest and you would like to take your car for a quick trip, how far do you think you will get in 30 min? i say 2 blocks

    Taking Sonies $568/sqft number for this property, there are a two current comparisons (I’m using that term loosely). There are other places in the area available, but I can’t find their sqft:

    -322 W. Willow for $566/sqft (please note, is is absolutely delusional – the house needs a total rehab is is directly across from a giant school floodlight. However, it also has no parking)

    -235 W Menomonee for $582/sqft (200′ deep lot, coach house w/garage, very nice interior, horrible exterior (whoever thought white washing a brick house was a good idea needs to return to the 70s)).

    -240 W. Willow – back on the market, no sqft, $999,000. No parking and living below grade.

    – 1639 N. North Park – no sqft, parking, needs total rehab, owner is asking way too much for property.

  15. Groove, you’re right wife and I took a cab from OT back to the good ole RV Saturday and it was an everlovin’ nightmare. However, if I am a multimillionaire, I refuse to walk any further than about 20 Ft to my HEATED garage when I choose to go out for a spin. As far as street parking, I’m not gonna park the SL curbside…ever.

  16. Just an fyi, this is a “FSBO” realtor. Meaning, he lists the properties in the MLS for a reduced or flat fee, and the owner shows it themselves. So, most likely, he’ll list any property for whatever the owner wants. Hence, the house in Chinatown. So, I wouldn’t blame the agent on this one for pricing, it all comes from the owner.

  17. I’m not apologist for any realtor, but all of the decision points here I believe were the owner, as jc points out. There are several pure “listing services” that do nothing more than put you on the MLS; you sink or swim on your own, and as we know, there is no shortage of stupidity out there….

    dooode i once took some out of town family to the old town art fest, we took two cars, at that same time there was another old town fest going on on wells south of north ave. it was my worst driving experiance in whole life and i lived in the city my whole life.

    who drives SL’s anymore thats so 2002.
    side note; i once read the Jeep grand Cherokee is the number one car found in the “rich” garages.

    Interesting that the owners rehabbed, staged and photographed this house so expertly and beautifully. Their financial acumen is less impressive…….

    As I noted in the prior, a few more pix are available at crescentrock dot com under projects. I believe there is some connection b/t the proprietors of the biz and the owners of the house.

  23. Whoever was looking for me…I’m here. I just have one of those pesky jobs that get in the way of cruising the internet. I’m what you might call a lurker…mostly I just read the posts here and then maybe chime in if someone is making me mad. I still like this house a lot. I guess the prking helps…buyers are shifty. Having two years of paid parking might be a good way to ease someone into a no-parking situation. It seems like a reasonable incentive to me. It’s not uncommon to have no parking in Old Town, so if someone wants to live in the neighborhood, they may need to compromise on the parking. As for the Old Town Art Fair…WTF? Who DRIVES to the Old Town Art Fair? Are you nuts? That is two days of the year when you should stay out of Old Town unless you’re on foot or taking public transportation. I think that holds true for pretty much any neighborhood having a street fair, doesn’t it? Why pick on Old Town? I still say it’s the best neighborhood in the city, but yes, I’m biased.
