Since last year it has been reduced by $510,000.

It’s also still available to rent and has been reduced from $16,500 a month to $10,000 a month (although someone commented in last year’s post that they were renting the house month-to-month.)

The house is on a huge 25×200 lot, which is rare in the city in general, let alone in the middle of Old Town.

That space allows for a 1 bedroom, 1 bath coach house behind the house, as well as 3 car parking and a private cabana.

  4. Interesting land configuration here. The lot is 200′ because its really 2 lots deep. The one the house is on and the one the couch house is on. The couch house looks to have a 2 car garage on the first floor, and a passage was to possible pull one car into the back yard. This is a ridiculous piece of land to have with a matching ridiculous price to pay. How many people are there actively shopping for this price point. A dozen or so. Good luck to all parties involved.

    For a $3MM+ property I’d expect a better listing, floor plan, 3D tour, cheesy music perhaps.

    Perhaps the realtor knows it won’t sell (or, at least that none of that stuff will matter to any genuine potential buyer), and so doesn’t want to invest the time/$/effort into a fancy listing.

    i am assuming here but i think someone shopping for a 3mil home might not be using the internet to do so.
    I do second that, kevin Tatsum listed a 2br condo for 700k and had all the bells and wistles sans floor plan. i think a 3mil property deserves the same.

    I love the inside of this house, and It has OUTDOOR SPACE that is not a roof top or garage top. I am a tad off put by the facade, too sterile and “fake looking”. i love the windows from the inside but just come off fugly to me curbside.
    maybe i am a lazy american, but with kids i dont really want to lug them and navigate 4 floors of stairs.

  7. I’ve never heard of a couch house. What will the main guests sit on? I also don’t think that this kitchen is clearly for the live-in help or a personal chef, it’s just a bad, narrow kitchen.

    I think the exterior is nothing that a good sand-blasting wouldn’t cure. It’s bricks and stones behind that awful white-wash.

    I used to work for a real estate website company and luxury buyers most definitely use the net to find properites.

    i guess i learn something new everyday, i just thought luxury buyers just use agents to do the leg work.

    i hear ya, i dont like the OPEN kitchens, i like my kitchen a separate room (even a door too). but this narrow kitchen would kill me. i cant imagine my wife and i hosting a party and try navigating each other in the kitchen during a frenzy before the guest arrive (i smell divorce).
    The picture give me a “i am a line cook at olive garden” vibe.

    I still do like the rest of the INSIDE of the place 86 the kitchen and andre the giant fireplace.

  13. There was another property that sold this summer very close to this one in Old Town. listed as sold as 3.6M

    I loved this place.

  14. 229 Eugenie was an awesome house. They took two old houses (since you can’t tear down anything in that triangle area) and combined them in the rear to make one awesome house. Had a nice yard too. The lot there was 50×100. I personally would rather have a wider lot (and a wider house) than a longer lot. It sold for $3.850 according to the MLS.

  15. Yeah. And there was a genuine yard. And another 3rd coach house in the back used as an artist studio. And a easy to get into 2 car garage.
