The building has 101 units. This unit faces west and has a balcony. It also has amenities buyers are looking for such as in-unit laundry and a parking space.

It doesn’t have central air, however, only room units. But you can console yourself in the summer time by hanging out at the indoor pool.

The kitchen has been completely renovated with cherry cabinets, black granite counter tops, a tile backsplash and stainless steel appliances.

The unit also has hardwood floors and recessed lighting in the living room and the bedrooms.

  2. I think that one is priced to go over ask (if the bank would even take the asking price). That would be a very good deal at $212k.

  3. Funny the agent listed this as 3900 “West” pine grove… Sabrina got this one right 🙂

    I used to live a block from here, and I remember them building that pool in the 1st floor… very strange to be walking down the sidewalk and seeing a tiny pool in this building’s lobby, what a waste.

    The units themselves are ok I”m sure as its an old apartment building rehab. Nothing special, but for 219k what are you expecting, that’s almost near rental parity with 3.5% down FHA loan.

    As for the block its on, well there’s a starbucks, gas station, bus stop all within 1 block (135 bus takes you downtown quickly) although there is the crazy crack house “chateau whatever” hotel and seedy block at clarendon or broadway, I forget.

    Overall, I’d bet this sells very fast.

  4. Nice bland place. The pool is a nice amenity. The assessment does not sound excessive. Decent deal at price offered.

    Will probably sell by spring at price asked.

  6. I owned and sold a 1bd in 3930 N. Pine Grove. It is the building that is in the backround of that photo. Ten years ago the neighborhood had a few rough blocks surrounding the building. I have not been there in a long time and do not know if it has changed for the better or worse. I loved the proximity to the lakefront bike paths and Wrigley bars. That was excellent.

    At that time guest parking was difficult at best. In 2002 I think that I sold that 1 bedroom (850 sq feet) for 212K. And that was without a spot!

    If you can grab a 2bed with parking for $225 today that is in full working order as photographed then it has to be a decent deal for someone.

  7. With all of my savings from the cheap sale price I could afford a few sheets of drywall to cover up that exposed brick. I understand the aesthetic, but that brick was never meant to be exposed…

  8. Yeah Dahliachi, I was wondering about that as well. That may explain the “work will be done by Spring” comment in the listing — definitely not supposed to be like that. Which makes me wonder a little about why they might have had to remove the drywall — might explain the below-market (even in this market) price.

  9. Personally, I find this stretch of road mega-depressing. Lots of buildings have that “boxes old people go to die” vibe. And if you go any farther north it gets a bit funky – not super funky, but definitely not the squeaky-clean Lakeview vibe you get south of Addison.

    Still, it’s a good price for a 2/2 with parking, and it gets you within walking distance of great amenities.

  10. I’ve been in here before. The walls between units are PAPER thin … I have more sound reduction between the interior walls of my suburban house than the party walls in this place.

    Great, great location, very convenient, but the sound problem is the worst I have ever experienced.
