Get a Rehabbed 2-Bedroom Duplex for $375,000 in the Heart of Old Town: 1749 N. Wells

This 2-bedroom duplex in Kennelly Square at 1749 N. Wells in Old Town recently came on the market.

The listing says it has a brand new kitchen with dark cabinets, stainless steel appliances, granite counter tops and a wine fridge.

The first level has hardwood floors while the second level has berber carpeting.

Both bedrooms and a den are on the second floor, connected to the first by a spiral staircase.

The bathrooms have what look to be granite counter tops and dark vanities.

The unit has central air and parking is rental in the building for $165 a month.

I don’t know about an in-unit washer/dryer as the listing doesn’t list one at all (either in the unit OR the building.) But the other units in the building that are on the market do NOT have in-unit laundry. It is coin laundry in the building.

Is this a deal for the square footage and prime Old Town location?

Brian Ruff at D’Aprile Properties has the listing. See the pictures here.

  1. This place brings back memories. I had a friend who lived in one of the duplexes here back in the 70’s, and I spent a lot of time at his place back then. At the time, there was a huge, huge vacant lot just south of the building, that was just like an empty field. Now there’s a skyscraper and townhomes there. There also used to be an indoor mall under these condos, which I assume is still there but I haven’t been inside in years and years.

  2. Dan2 – This post brings back memories for me as well. I dated a flight attendant that lived here many many years ago. She rented a studio in the older “pool” building. The building was fun but I recall it being very noisy and her unit being pretty small. Great location amenities and doorman. The assessments, parking, and taxes seem to be in line for the area however $375K with that view seems a bit steep!

  3. Looking at the photos I completely remember how in my friend’s apartment it was exactly the same – the spiral stairway right in the middle of the open kitchen. A pretty poorly-planned location for it if you ask me. I think the last time I was there was in 1979, but nothing seems to have changed, though this probably isn’t the exact same apartment.

  4. Sorry to hear about your “unit being pretty small” problems! Hope you still enjoyed the amenities and the “pool”! Mmm, flight attendants.

  5. What a joke! Why would anyone pay $100k over the amount paid at the height of the bubble? Ceilings look low… no washer/dryer in unit… no deeded parking…

  6. I think this is a fair list price for the unit, as old town and the park are within close proximity. Not a new building, but a solid, moderately upgraded unit deserves (and should get) some appreciation for the last seven years. I bet it goes for 325-340k.

  7. The views and that spiral staircase I think kill this unit. I doubt even in OT someone will pay $375k to loook at a brick wall and have to climb up that staircase in thier kitchen.

  8. I don’t think I’ve ever been more turned off by a spiral staircase than the one in this place. The interior is “meh,” like bit of a half assed Pier One Import vibe, and not much coherency.

  9. This is not a safe part of town anymore, as evidenced by the numerous recent crime reports.

Yep, Old Town is right down there with Englewood, with all the driveby shootings. Completely unsafe, day and night.

  11. I don’t see an increase on Everyblock. What do you have to back up that statement?

  12. I thought the spiral might have been an auxiliary staircase, but it appears to be the unit’s only one! hard sell….

Pete – Where do you get this stuff? While it is not like your parents country club block in Kenilworth I’d hardly call this a bad part of town. That would be a stretch!
