  2. So it didn’t sell at 295k, what makes them think it will sell at 319k with a short sale sticker on it?

Yeah, it will take longer to close and more buerocracy is involved… lets jack up he price 25k!

  4. More concrete ceilings. Oh well, that will make it that much easier to gut rehab it and rebuild it from the walls out.

Decent looking building from the street.

Yes they do, I don’t think i’d live in a condo without them. I love mine

  7. The exposed concrete makes the unit look cold and unfinished. imo.

  8. Used to live in Sonies building and it was my first experience with concrete walls and ceilings. They’re great, very good soundproofing, I think its the best thing about this place.

Concrete has value aesthetically in modern buildings, which, this is not.

I have a feeling this is a “soft loft”, with no window and a partial wall in the second bedroom. Terrible idea, nice office or den but worthless another bedroom.

Otherwise the place looks nice. I work nearby and like the neighborhood. Plus there’s a new park opening nearby.

  9. Yeah, we’ve had this discussion about the concrete ceilings before. It’s part of the less is more movement. I’m raising money to build a high rise with concrete floors and ceilings and no walls between units. I’m calling it the ultimate open floor plan. There will also not be any plumbing fixtures – just open pipes – a post apocalyptic industrial look. Anyone want in?

I’m amazed at how often people end up painting or finishing these ceilings in some way. Clearly they are not as popular as builders think.

  10. Hate the exposed concrete look as well. Just another way for builders to save money. Good idea on eliminating fixtures, Gary!
You couldn’t pay me to live here (well, yeah, you could). Everything is so blah.

  11. Yes, concrete structure is good for soundproofing. That has nothing to do with the aesthetics of exposed concrete interior ceilings etc, which was a silly design fad that has aged very badly. Put up some drywall already.

  12. My wife likes the concrete, she won’t let me put up drywall. I sorta like it too, gonna put up a nice big piece of art on it when I get the chance

  16. Drywall is always an option, which makes it an easy fad to replace.

Again, in a modern setting (much more so then this) I think concrete walls look great. From my viewpoint I’m seeing it used more and more, including polished concrete floors which seem to be all the rage.

  17. Howabout some vintage posters for plays in Paris? I can’t count how many times I’ve seen some douchebag staging their place with crap like this:

    http://www.art.com/products/p10291460-sa-i863807/fabrice-de-villeneuve-vintage-paris.htm?sorig=cat&sorigid=0&dimvals=0&ui=71c5d9d2386d4b2e8c0f6d83602325f2&searchstring=paris

They think they’re urban and sophisticated but they’re really just a gazelle douchebag FB.

  19. Another fad was modernism that blotted skylines in 1950-1980. These buildings were loved by CEOs because they were super-cheap to build and loved by dilettantes, so it was a win-win at the time.

  20. LOL Bob,

    1) Too small, i’m thinking like 4′ tall by 8′ wide
    2) Too douchey
    3) I’m thinking an abstract oil paint of some sort (unless someone has some real ideas). I know an artist who can do custom stuff for a reasonable price.

  21. Do your own custom abstract painting, how hard can it be? I’m still amazed rich Chicagoans donated 500 million dollars to build a wing to house that banal stuff.

  22. “Dude, the dogs, or even a velvet elvis or tiger or Elvis riding a tiger, is better than that … thing.”

Surely. But you don’t see the collective groupthink at work with those works. With the “vintage art” it is some sort of unspoken rule that douchebags collectively gravitate towards to decorate their place.

    http://www.art.com/gallery/id–c1837/vintage-art-prints.htm?ui=71C5D9D2386D4B2E8C0F6D83602325F2

Maybe its because these works start at 98c on art.com and they are cashflow constrained because of their hefty mortgage?

  23. “Do your own custom abstract painting, how hard can it be?”

hehe the “custom abstract artist” i was referring to was me 🙂

I’m not gonna pay some butthole 8 grand to do something that is like $100 worth of materials and takes literally no skill…

  24. “the “vintage art””

Don’t call it vintage, even in quotes–They’re reproduction posters. Crap, fundamentally, that belongs in dorm rooms. They are repros of (mainly) actual posters in no small part to try to hide the fact that they are repros. It’s like a van gogh poster from the AIC Shop.

The best part is for the ultra-modern urban sophisto you can paint these directly on your concrete walls that the developer never finished for you but convinced you otherwise.

  32. Bob, I have to disagree on those vintage travel posters. They are beautiful and timeless, even in repros. Don’t turn away from them for a counter-lemming reason.

  33. “Was your tag groove?”

nope, groove was my dj name,

i was never stupid enough to associate the “tag” name to myself on interwebs or anything that i could get in trouble before the statue of limitations kicks in.
only other graff artist from back in the day know me by my “tag” name.

as an older man now i am really not the proud of the damage and headaches i caused. (still trying to pay that karma back)

Dude, what do you think the SoL for criminal destruction of property is?

homicide, sex crimes, fraud, arson have long SoLs, but most felonies are 3 years and misdemeanors 18 months.

    good looking out anon,

Funny i never looked into it, or asked any lawyer friends. Paranoia works in special ways.
all i knew for sure is around 1999 they bumped graff from a misdemeanor to a felony.

  40. Looked at a few units in this building. Seemed terribly dated, all the way around. Like living in a LaQuinta Hotel.

The unfinished ceiling made it drab and ugly. Not saying that they need to put in high end touches, but hey – a little white paint would go a looooong way.

  41. The bank doesn’t want to cut it’s losses. They would rather write-off the bad debt. One it is in foreclosure, it will go for a lot less than what they were willing take. What doe s bank do in this case? The bank will never get 335k range. this will hit the REO market sooner than you think.

Every month? Sounds like someone set an Outlook reminder and calls once a month in order to add it to the TPS report.
